Hearing 1) Viola Liddle to rezone a 79.04 acre parcel of land from Agriculture to Ag/Residential. Location: The NW 1/4 of the NW 1/4, the NW 1/4 of the SW 1/4 and the NE 1/4 of the NW 1/4 all in Section 7, T28N- R17W in the Town of Pleasant Valley, St. Croix County, Wisconsin. 2) Ralph and Patricia Gavic to rezone a 1.15 acre parcel of land from Agriculture to Ag/Residential. Location: The NW 1/4 of the NW 1/4 of Section 26, T28N-R17W, Town of Rush River, St. Croix County, Wisconsin. Committee absent: Ron Raymond (excused). Staff present: Mary Jenkins Chairman Dorsey called the hearing to order at 8:00 P.M. The agenda was read into the record. Zoning Business: 1. Viola Liddle to rezone a 79.04 acre parcel of land from Agriculture to Agriculture/Residential. Location: The NW'/4-NWl/4 & the NWl/4-SWl/4 & the NEl/4- NWl/4, all in Section 7, T28N-R17W, Town, of Pleasant Valley, St. Croix County, Wisconsin. 2. Christian Hanson, c/o Douglas Hanson Company to rezone a 160 acre parcel of land from Agriculture to Agriculture/Residential. Location: The El/2 of the NWl/4 and the W%2 of the NE'/4 of Section 9, T28N-R17W, Town of Pleasant Valley, St. Croix County, Wisconsin. 3. Ralph & Patricia Gavic to rezone a 1.15 acres parcel of land from Agriculture to Agriculture/Residential. Location: Part of the NW'/4-NW'/4, Section 26, T28N-R17W, Town of Rush River, St. Croix County, Wisconsin. The request of Christian Hanson was postponed, and will be rescheduled at a later date. 1. The Liddle request was represented by Bill Liddle, 1439 Steeple Drive, River Falls, Wisconsin. Mr. Liddle told the committee that his mother, Viola Liddle, wishes to rezone the parcel from Ag to Ag Residential in order to create lots of 10-15 acres for family members. He explained that land on three sides of the property is zoned Ag Residential, and that adjoining property they own in Kinnickinnic Township is zoned Ag Residential. Mrs. Liddle is asking for 79 acres to be rezoned. Al Kraft, Pleasant Valley Town Chairman, referring to a letter sent to the committee, said that an agreement was reached at the town board meeting to recommend rezoning only portions of the Liddle property labeled on a map attached to the letter sent to the committee by the township. Committee questioned the total acreage approved by the town, and Mr. Kraft said that the exact acreage is not known. Bill Liddle told the committee that when the town adopted exclusive Ag zoning, his mother's property was placed in exclusive Ag without her realizing it was happening. They acknowledge that the county maps show it as Ag, and would like it to be rezoned to Ag Residential. It could not immediately be determined if the land the town agreed to have rezoned agrees with the acreage or the description shown on the application. The committee agreed to delay a decision on the request until such time as the acreage and description are clarified by the applicant. Another hearing will not be held unless the total acreage exceeds the 79.04 acres that was requested in the application. If it does not exceed 79.04 acres the committee decision will be made when the information is received through the Zoning Office, 2. Ralph Gavic, E638 Maryland Drive, Spring Valley, Wisconsin, told the committee that he wants to rezone a 1.15 acre parcel in order to permit his daughter, Laurie Krear, to have a beauty shop in her home. He presented a certified survey map of the 1.15 acres. A letter from the town board supporting the request was read into the record by Jenkins Chairman Dorsey called for further comments or questions, and when none were received, a motion was made by Hense, seconded by Menter, to close the hearing. Luckey explained the provisions of State Stats. 91.77 to the township and questioned the town board on whether the provisions have been met. The town chairman answered that the provisions have been met. A motion was made by Luckey to recommend approval of the request to the County Board, with the stipulation that both the township and the county find that the provisions of Wl Stat. 91.77 have been met. The motion was seconded by Hense. Motion carried. A motion was made by Hense, seconded by Luckey to adjourn. Motion carried. Meeting adjourned at ,8:50 P.M. Dave Hense, Secretary nkins, Recorder
