Community Development staff have reviewed the Land Use Permit application for the construction
of a single family dwelling, driveway, well, and septic system within the Shoreland Overlay Zoning
District The request has been conditionally approved based on the application submission and
the following findings
• The conditionally permitted dwelling is proposed in the Town of Star Prairie, within a Shapland
Overlay District
• The proposed structures meet the 75-foot setback to the ordinary high water mark (OHWM),the
20-foot 5etbackto the Ell and the 50-foot wetland setback The setbacks shall be measured
to the closest point of the structure pursuant to Ch TJ 30 G 1
• Slopes greater than 25% will not be disturbed in accordance with Ch 17 301 2
• The proposed structure meets the setbacks to the property Imes and maximum 35-foot height
requirement
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards Bert management practices will be incorporated
• The total Impervious Surface calculation within 300 feet of the OHWM resulted in 1249%;
therefore, no mitigation is required pursuant to Wis Stat 59692
• The proposed svuccure is within dose proximity to a floodplain The regional flood elevation is
944150 feet above sea level The dwelling's main level elevation is 95400 feet above sea level
• State Sanitary Permit #617820 has been issued to install a Private Onside Wastewater Treatment
System (POWTS)
Based on these findings, approval of the Land Use Permit is subject to the following conditions
1 Prior to Construction, erosion control measures, such as silt fencing, sediment logs, erosion mats
tacking pads, and rip rap must be installed prior to all land disturbance activity
2 Apra-construdion inspection is required to validate setbacks and verify erosion and sediment

3 St Croix counts reserves the right to require additional sediment and erosion control measures to

once final grade is reached or as soon as applicable per plan
S A post-constmttion inspection is required prior to removing the temporary sediment and erosion

Failure to comply with the terms or conditions above may result in the revocation of this permit by
