ST. ROM�'w '° �..1NTY RESOLUTION APPROVING AN AMENDMENT TO THE TOWN OF
FOREST ZONING ORDINANCE FOR KEVIN AND LEANN LOMBARDO
1 WHEREAS, Kevin and Leann Lombardo own 17.59 acres of land located in the Town
2 of Forest that is zoned Agricultural; and
3
4 WHEREAS, residential parcels created in the Town of Forest Agricultural Zoning
5 District require lot sizes of no less than 2.5 acres and no more than five (5) acres; and
6
7 WHEREAS, the owners desire to create a 17.59-acre residential parcel with an existing
8 home and need to rezone to an Agricultural-Residential Zoning District that allows residential lot
9 sizes greater than five (5) acres; and
10
11 WHEREAS, the subject parcel is legally described as follows:

Commencing at the Nit Corner of Section 7 thence N89°22'36'5,along the north line of the N "1/4 of said section,
1044.05 feet to the east line the crest 1044 feel of the Fractional)N '1/4 of the N11/4, tieing the point of Beginning;
thence continuing N89°22'36"E,along,said north Lne,170,01 feet;thence 5,01"11140T 1554.08 feet;thence S69"22136W
1164.06 feet to the east line of US Highway"63"as described and recorded in Document Number 265688 at the St.
Croix County Register of Deeds Office,thence N01"11"40" ,along said east line,510.03 feet to the south line of the
north 1044 feet of said Fractional N" 1/4 of the NW1/4;thence N89"22'86" ,along said south lime,964,05 feet to
previously said east line of thewas[1044 feet of the Fractional Nt 114 of the N J1/4;thence N01"11AM,along said

15 WHEREAS, the owner has petitioned the Town of Forest to rezone subject parcel from
16 Agricultural to Agri cultural/Residential; and
17
18 WHEREAS, the Town of Forest Plan Commission met on October 21, 2019 and,
19 following due advertisement announcing the public hearing by law, conducted a public hearing
20 on the petition and recommended approval of the rezoning petition for the 17.59-acre parcel
21 from Agricultural to Agricultural/Residential; and
22
23 WHEREAS, the Town of Forest Town Board reviewed the recommendation of the Plan
24 Commission and approved the rezoning request at the November 5, 2019 Town Board meeting;
25 and
26
27 WHEREAS, Section 60.62(3), Wisconsin Statutes states that in counties having a county
28 zoning ordinance no town zoning ordinance amendment is effective unless approved by the
29 county board; and
30
31 WHEREAS, St. Croix County has a zoning ordinance; and
32
33 WHEREAS, the Community Development Committee has reviewed the proposed
34 amendment and recommends approval.

36 NOW, THEREFORE, BE IT RESOLVED by the St. Croix County Board of
37 Supervisors that the amendment to the Town of Forest Zoning Ordinance described above is
38 hereby approved.
