The request has been conditionally approved based on the application submission and the following findings: • The conditionally approved solar array is proposed in the Town of St. Joseph within a Rural Residential District. Additionally, the property is located on Bass Lake within a Shoreland Overlay District. • The project consists of installing a 32-module photovoltaic array on the south and east portions of the roof of the principal structure. • Each module has a footprint of 21.66 square feet. The total footprint for all 32 modules is approximately 693 square feet. • The addition of roof mounted solar modules will not exceed the maximum 35-foot principal structure height. Based on these findings, approval of the Land Use Permit is subject to the following conditions: 1. Impervious surface calculations and stormwater mitigation are not required. The property's impervious surface total is not affected by adding modules to the existing impervious roof. 2. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and approval(s) prior to land disturbance activity. 3. Failure to comply with the terms or conditions above may result in the revocation of this permit by the Zoning Administrator pursuant to Chapter 15.555 and Chapter 17.30 P. (13). This approval is subject to the conditions listed above: it does not allow for any additional construction, structures, or buildings beyond the limits of this request.
