To whom it may concern,
Community Development staff have reviewed the Land Use Permit application for the construction
of a single-family dwelling,driveway, and POi within a Shoreland overlay, Zoning District The
request has been conditionally approved based on the application submission and the following
findings
• The condmonally permitted structures are proposed in the Town of Richmond, within a Shoreland
Overlay District
• The proposed structures meet the 75-foot setback to the ordinary high-water Mark (OHWM) and
the 50-foot wetland setback The setbacks shall be measured to the closest point of the structure
pursuant to Ch it 30 G 1
• Slopes greater than 25%will not be disturbed in accordance with Ch 17 30 1 2
• The proposed structure meets the setbacks to the property lines and maximum 35-foot height
requirement
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards Best management practices will be incorporated
The total Impervious Surface calculation within 300 feet of the OH WM resulted in 197%, therefore,
mitigation is not required pursuant to Wis Stat 59 692
• The proposed structure is within close proximity to a floodplam The regional flood elevation is
982 50 feet above sea level The dwelling's lowest floor elevation is 98810 feet above sea level
A state sanitary permit application for a 5-bedroom system was submitted on July 21, 2020 and is
pending approval
Based on these findings, approval of the Land Use Permit Is subject to the following conditions
1 Prior to Construction, erosion control measures, such as silt fencing, sediment logs, and a tracking
pad must be installed prior to all land disturbance activity The tracking pad shall be installed at
the entrance of the lot

2 Apre-construction inspection is required to validate setbacks and verity erosionand sediment

3 The 7S-fmt OHWM setback, regional flood elevation, dwelling location, and POWTS location most
Fee staked prior to the pre-construc ion inspection
4 The lowest door of the proposed dwelling must be a minimum of 2 feet above the regional flood
elevation
5. Additional sill fencing shall be installed around the proposed septic location poor to any land
disturbance
6. St Craw County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site specific concerns and will be documented in an as -built
site plan
All temporary erosion control measures shall be left in place and maintained until the site has
ached a point of at least 70% permanent vegetation. Permanent vegetation shall be established
once final grade is reached or as soon as applicable per plan
