Community Development staff have reviewed the land Use Permit application for the construction
of a single-fmsly dwelling, detached garage, and driveway within the Shoreland Overlay Zoning
District The request has been conditionally approved based on the application submission and
the following findings
• The conditionally permitted structure is proposed in the Town of Somerset worm a Shoreland
Overlay District.
The pmpozed land disturbance is within 300 feet of the ordinary high-water mark (OHWMJ of the
Apple Rover
• The Proposd structures meet the 75-foot setback to the OHWM The setback shall be measured
to the closest pant of the structure pursuant to Ch 17 30 6 1
• The proposed structures meet the setbacks to the property lines and maximum 35-fool height
requirement
• The proposed land disturbance will not affect slopes greater than 25%
• The total impervious surface calculation within 3W feet of the Oil resulted in 11% Mitigation ns
not required pursuant to Wis Star 59692
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards Best management practices will be incorporated
• The proposed structures are within close proximity to a flodplam. The regional flood elevation is
858 5 feet above sea level
• A state sanitary permit application was submitted on July 13, 2020 The application is pending
approval
Based on these findings, approval of the land Use Permit is subject to the following conditions.
1 Prior to Construction, erosion control measures, such as silt fencing must be installed prior to all
land disturbance activity Additionally, a tracking pad must be installed at the entrance of the
property

2 A pre-consnuctmn inspection is required to validate setbacks and erosion control. Please call me

3 The O ll 75 foot OHWM setback, regional flood elevation, proposed structure locations, and
proposed septic area must be staked and flagged char to the pre-constructgn mspec0on
4 No land disturbance or placement of structures shall occur vnthin the Boodplain.
5 There shall be a minimum 10 foot separation between the proposed single family dwelling and
detached garage, measured from the roof overhangs
6 St Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site specific concerns and will IR documented in an as built
site plan
] Alltemporary erosion control measures shall be left in piece and maintained until the site has reached
a point of at least 701 permanent vegetation Pemnanem vegetation shall be established once final
grade is reached or as soon as applicable per plan
8 Apost-construction Inspection is required prior to removing the temporary sediment and erosion
control measures to verify proper vegetation cover has been established Please call me at

9. It is the applicant's responsibility to secure any other required local, state or federal permits) and
approvalg) prior to land disturbance activity
10 Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 15.555 and Chapter 17 30 P (13)
