Community Development staff have reviewed the Land Use Permit application for the construction
of 24x 24 accessory building within a Shoreland Overlay District The request has been
conditionally approved based on the application submission and the following findings
• The condrtionally permitted structures are proposed in the Town of Coon, within a Shoreland
Overlay District
• Proposed construction is within 30)feet of the ordinary high-water mark (OHWM) of a navigable
pond
• The proposed accessory building meets the 75-foot setback to the OHWM The setback shall be
measured to the closest point of the structure pursuant to Ch 16 3151 a
The proposed accessory Structure meets the setbacks to the property lines and maximum 35-foot
• height requirement pursuant to Ch 15 220 3,
• The total impervious surface calculation within Soo feet of the OHWM resulted In ll%. Mitigation is
not required pursuant to Wis Slat 59692
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards. Best management practices will be incorporated (see
attached site plan)
Based on these findings, approval of the Land Use Permit is subject to the following conditions
1 Prior to Construction, erosion control measures, such as silt fena ng must be installed prior to all
land disturbance activity
2 A pre -construction inspection is required to validate setbacks and verify the installation of erosion

3. St Croix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to sitespecificconcerns and will be documented In an as -built
site plan

4 All temporary erosion control measures shall be left in place and maintained urmI the site has reached
a point of at least 70% permanent vegetation. Permanent vegetation shall be established once final
grade is reached or as soon as applicable per plan
5 Apost-construction inspection is required prior to removing the temporary sediment and erosion
control measures to verify proper vegetation cover has been established Please call me at

month extensions lithe applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the
town§ local Building Inspector upon applying for town building permits) The orange placard must
be posted on the job -site and visible from public view
