To whom it may concern,
Community Development staff have reviewed the Land Use Permit application for the construction
of a single-family dwelling, driveway, and private onate wastewater treatment system (pOWTs)
within a Shoreland Overlay District The request has been conditionally approved based on the
application submission and the following findings
• The conditionally pe tinted structures are proposed in the Town of Richmond, within a Shoreland
Oveday Daysi
• The proposed land disturbance is within 300 feet a the ordinary high-water mark(Criki of
Brushy Mound Lake
• The proposed dwelling meets the 75-foot setback to the OHWM The setback shall be measured
to the closest point of the structure pursuant to Ch 16 3151 a
• The proposed structures meet the setbacks to the property lines and maximum 35-foot height
(principal structure)
The proposed land disturbance is less than 10,obb square feet and will not affect slopes greater
than 25%
The proposed dwelling meets the Lowest Building Opening elevation of 9831 fret above sea level
The Regional Flood Elevation of Brushy Mound Lake is 977 30 feet above sea level.
The total impervious surface calculation within 300 feet of the OHWM resulted in 7.2% Mitigation
is not required pursuant to Wis. Star 59 692
• Erosion and sediment control plans have been submitted and meet Wisconsin Department of
Natural Resources Technical Standards Best management practices will be incorporated
• Astate sanitary permit was submitted on October 2, 2020 and is pending approval
Based on these findings, approval of the Land Use Permit is subject to the following conditions'

4 St. Coix County reserves the right to require additional sediment and erosion control measures to
be installed if found necessary due to site specific concerns and will be documented in an as -built
site plan
5. All temporary erosion control measures shall be left in place and maintained until the site has reached
a point of at least)0% permanent vegetation Permanent vegetation shall be established once final
grade is reached or as soon as applicable per plan.
6 A postconstruction impair is required prior to removing the temporary sediment and erosion

REVIEW:
The Zoning Administrator will review the application for completeness and assign a file number to the
application The Zoning Administrator may require additional information and will notify the applicant of this
