Community Development staff have reviewed the Land Use Permit application for the Installation
of a roof mounted solar array system within the R-2 Residential Zoning Distinct The request has
been conditionally approved based on the application submission and the following findings.
The conditionally approved solar array is proposed in the Town of St Joseph within a R-2
Residential District Additionally, the property is located in a Shoreland Overlay District
• The project consists of installing four photovoltaic arrays on the southeast and southwest portions
of the roof of the existing principal structure
No land disturbance is proposed to complete this project.
• The addition of roof mounted solar modules will not exceed the maximum 35-foot principal
structure height
Based on these findings, approval of the Land Use Permit is subject to the following conditions
1 Impervious surface calculations and stormwater mitigation are not required The property's
impervious surface total is not affected by adding modules to the existing Impervious roof
2 It is the applicants responsibility to secure any other required local, state or federal coming and
approval(s) prior to land disturbance activity
3 Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 15 555

on file at the St Croix County Community Development Department suite It is your responsibility to
ensure compliance with any other local, state, or federal permitting or regulations, including
Contacting the Town Of Somerset and the Department of Natural Resources to Inquire If additional
permissions are required This permit is valid for one year, with the possibility of up to Too(2)six-
month extensions if the applicant submits the appropriate permit extension fee and documentation

town local Building Inspector upon applying for town building permit(e) This letter shall also serve
as a Land Use Permit placard
