Community Development G�e 1101 Carmichael Road I Hudson w154016 r Telephone 715-386-47251 Fax 715-381 -4400 l6CQll5Ut. www scowl gov 12/1/2020 Greg & Lauren Falesnik 1402 Hilltop Ridge Moulton, WI 54082 RE Conditional Approval Land Use Permit, Filers LUP-2020-063 Project Location 22 3020440F1, Town of St. Joseph Dear Greg & Lauren Falesmk Community Development staff have reviewed the application for construction of an accessory structure (attached deck) onto the existing principal structure An accessory structure is permitted in the Lower St Croix everway Overlay District pursuant to Chapter 1736 F 2 a 9) The request has been conditionally approved based on the application submission and the following findings • The proposed deck (12'x50) and stairway is approximately 6B0 square feet and will comply with all structure setbacks as per Chapter 17 Go G.5 The deck will be open and will not extend the roofene • The structure will be located within the 100' blufime setback, however, will be compliant with the reduced blufiine setback standards (86'measured to the closest script of the structure) It will not be in a slope preservation zone nor will any filling and grading be necessary. • Land disturbance is limited to digging out six 1Z diameter deck footings and installation of nine new deck footings to support the attached deck • The area below the proposed deck location has no improvements and there is no intent to install patio below at time of permit approval Vegetation removal will not be a pan of constmction. • Conceptual plans for a pool within the 100' blufime setback were provided during review The pool and any associated accessory structures (patio, walkway, etc) will require a permit for construction Based on these findings, approval of the Land Use Permit Is subject to the following conditions. 1 The deck material shall be an earth tone in color and the deck shall not protrude above the blufflme 2 The existing vegetative Screening shall remain so that the deck addition is not readily noticeable from the River 3 A permit addendum may allow for construction of the proposed pool and any associated structures (patio or walkway) while this permit is valid Performance standards Per Chapter ll 36 shall be met, including but not limited to the impervious surface, stormwater and erosion control and vegetation management standards 4 There shall be no grading within 40-feet of the turbine or within the slope preservation zone without Conditional Use Permit approval as per Chapter 1736 G Any changes to the overall gradmg/cunstruchon plan shall be submitted for review first Sarah M Barren Sarah.Borrell Osccwi gov (715) 3664680 5 St Crow County reserves the right to require additional sediment and erosion control measures or vegetation to be installed it found necessary due to site -specific concerns 6 Apmt-conrtmNon Inspection is required to dose out the permit It is the applicant's responsibility to schedule this appointment please contact me at (715) 386-4680 to schedule It is the applicant's responsibility to secure any other required local, state or federal permrt(s) and approvals) poor to land disturbance activity Including perm on from the Town of St Joseph regarding a building permit and compliance with Town general zoning setbacks 8 Failure to comply wRM1 the terms or coral above may result in the revocation of this permit by the Zoning Administrator according to Chapter 9 36 This approval is subject to the conditions listed above, R does not allow for any additional construction, Structures, or buildings beyond the limits of this request Your Information will remain on file at the St Croix County Community Development Department suite It is your responsibility to ensure compliance with any other local, state, or federal concurring or regulations.
