Community Development staff have reviewed the Land Use Permit application for the installation
of a ground mounted solar array system within the R-2 Residential Zoning District The request has
been condmonally approved based on the application submission and the following findings'
The conditionally approved solar array is proposed in the Town of Somerset within a R-2
Residential District.
• The structure meets setbacks to the property lines and right-of-way
• The proposed solar array is approximately 116' wide and 39'6'long and will be placed to the north
of the existing pole shed
• The proposed structure meets the 1M setback from existing structures and the 25fl maximum
height deposition for accessory structures
Based on these findings, approval of the Land Use Permit is subject to the follomng conditions

GENERAL APPLICATION REQUIREMENTS
APPLICATION:
Applications will not be accepted until the applicant has-
• Met win the Zon ing Administrator to review the application,
• Submitted Odalnat thus 2 conies of the entire packet including all supporting Information, maps St
diagrams,
• Resolved any land use violations and paid any outtand ing fees owed to the Community Development
Department,
e Signed Me application form (the signatures of the popery owners and agent acting on their behalf are
requued), and
• Submitted the appropriate application fair (nonrefundable) payable to St. Calls County
REVIEW:
The Zoning Administrator will review the application for completeness and assign a file number to the
application The Zoning Administrator may require additional information and will notify the applicant of this
within 10 days Upon receiving a complete application and supporting documents, the Zoning Administrator
will:
• send copies of the applications to the appropriate renewing agencies for comment Applicants am
encouraged to contact their town W discuss their application and inquire liberal necessary

schedule a site visit to the applicant's property, at which if me the applicant shall flag all niicable
property/project corners and label the flags accordingly, and
