Community Development staff have reviewed the Lend Use Permit application for the construction
of a single-family dwelling, attached garage, pole shed, driveway and private onsne wastewater
treatment system (POWTS) The request has been conditionally approved based on the application
submission and the following findings
• The conditionally permitted structures are proposed in the Town of Somerset on slopes 12-19.999U
• Proposed structures meet the setbacks to the properly lines and maximum 35-foot height
restrction.
• Total land disturbance is approximately 16.700 square feet
• The proposed land disturbance will not affect slopes greater than 25% measured over a horizontal
distance of 50 feet
• Erosion and sediment control plans have heen submitted and meet Wisconsin Department of
Natural Resources Technical Standards Best management practices and rtamwater management
will be incorporated
• A state sanitary permit was submitted on October 2, 2020 and is pending approval
Based on these findings, approval of fine land Use Permit is subject to the following conditions
1 Prior to Construction, slopes greater than 25%(mesured over a horizontal distance of 50 feet)
shall not be disturbed and shall be flagged prior to excavation activity Erosion control measures,
such as silt fencing, sediment logs, or berms must be installed prior to all land disturbance activity
2 The maximum grade at any point along the driveway shall not exceed 12% pursuant to Chapter
1540512
3 Apre-construction Inspection is required to validate setbacks and verify erosion and sediment

4. St. Croix County reserves the right to require additional sediment and erosion control measures to
be installed If found necessary due to site -specific concems and will be documented in an as -built
site plan

5 All temporary erosion control measures shall be left in place and maintained until the site has
ached a point of at least 70% permanent vegetation Permanent vegetation shall be established
once final grade Is reached or as soon as applicable per plan.
6 Apost-construction inspection is returned prior to removing the temporary sediment and erosion

The Department of Natural Resources shall be contacted for a NR 216 permit if land disturbance
equals one acre of greater in size
8. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approvals) prior to land disturbance activity
9 Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 15 555.

month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator A copy of the Land Use Permit placard should be submitted to the
towns local Building Inspector upon applying for town bwlding Parents) The orange placard must
be posted on thefob-site and visible from public view
