Community Development staff have reviewed the Land Use Permit application for the installation
of a ground mounted solar array within an agricultural zoning district. The request has been
conditionally approved based on the application submission and the following findings:
• The 30.61<W ground mounted solar array is proposed in the Town of Erin Prairie within an
Agriculture-1 zoning district.
• The array will be located on parcel, 012-1037-40-000 and serve the home at 1530 190`h St, under
same ownership
• The proposed structure meets the 10ft setback from existing structures and the maximum height
restriction
• The array will be approximately 12ft wide and 121ft long
• The proposed structure meets the setbacks to the property lines and right of way.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. A post -construction inspection is required to verify setbacks. Please call me at 715-386-4676 to
schedule this inspection.
2. It is the applicant's responsibility to secure any other required local, state or federal permit(s) and
approval(s) prior to land disturbance activity.
3. Failure to comply with the terms or conditions above may result in the revocation of this permit by
the Zoning Administrator pursuant to Chapter 15.555.
This approval is subject to the conditions listed above it does not allow for any additional
construction, structures or buildings beyond the limits of this request. Your information will remain
on file at the St. Croix County Community Development Department suite. It is your responsibility to
ensure compliance with any other local, state, or federal permitting or regulations, including
contacting the Town of Erin Prairie and the Department of Natural Resources to inquire if additional
permissions are required. This permit is valid for one year, with the possibility of up to two (2) six -

month extensions if the applicant submits the appropriate permit extension fee and documentation
to the Zoning Administrator. A copy of the Conditional Approval Letter should be submitted to the
town's local Building Inspector upon applying for town building permit(s).
