Section 17.72 Rezoning Amendments

St. Croix County, Wisconsin
The St. Croix County Board of Supervisors does ordain as follows:
WHEREAS, The Schachtner Family Limited Partnership applied to the St. Croix County Planning
and Zoning Department to rezone approximately 355 acres in the NW 1/ of the SW %, and the
SW 1/ of the SW 1 /, of Section 9, and the SW 1/ of the SW 1 /, the SE 1/ of the SW 1 /, the SW 1/ of
the SE 1 /, and the SE 1/ of the SE 1/4 of Section 10, and the NW 1/ of the NE 1 /, the SE 1/ of the
NE 1 /, the NE 1/ of the NW 1/4 of Section 16, all located in T3 IN, Rl9W in the Town of Somerset,
from Agricultural to Agricultural Residential; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on the
rezoning request on April 22, 2009 in the Government Center in Hudson, Wisconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee considered all written
information and verbal testimony presented at the hearing, and made the following findings in
support of the request:
1. The Town of Somerset has recommended approval and identified that the proposed
use is in compliance with WSS 91.77.
2. The request is consistent with the St. Croix County Development Management Plan
and the St. Croix County Natural Resources Management Plan based on:
a. The parcel is in the rural planning area and is an appropriate use.
b. The proposed use is consistent with minimum lot size requirements in the rural
planning area.
c. The proposed non - residential use is somewhat consistent with the rural character
of the area and is not otherwise essential to the area.
d. The request is somewhat consistent with the surrounding neighborhood,
countryside or terrain.
e. The proposed use has some potential to adversely impact stormwater
management. Such impacts can be managed if properly designed.
f. The proposed use has some potential to adversely impact water resources with
sedimentation resulting from erosion. Such impacts can be managed if properly
designed.
g. The proposed use has significant potential to adversely impact shoreland areas or
wetlands and closed depressions located in shoreland areas. Such impacts can be
managed if properly designed.
h. The proposed use has significant potential to adversely impact closed depressions
or wetlands. Such impacts can be managed if properly designed.
i. The proposed use is consistent with restricting development on slopes in excess of
20 %.
j. The proposed use is generally consistent with policies to preserve woodlands,
prairie remnants, unique open spaces, or environmental corridors.
3. The proposed use is generally consistent or not in conflict with the St. Croix County
Natural Resources Management Plan.
4. It appears that the proposed use can comply with standards in the Land Use,
Subdivision and Sanitary ordinances.

5. The proposed use is generally consistent with the spirit or intent of the ordinance.
THEREFORE, the following described parcels are hereby rezoned from Agricultural to
Agricultural Residential:
