CHAPTER SECTION 17, REZONING
ORDINANCE NO. '7�� t 2 CL
WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning and
Zoning Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on
the rezoning request of Basel Farms, Inc. on May 17, 2006 in the St. Croix County Government
Center in Hudson, *isconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee having considered all
written information and verbal testimony presented at the hearing, and finding that the request
meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following
described land from Agricultural to Agricultural Residential:
45.11 + acres in the NW 1 /4, NE 1 /4 and the S W 1 /4 NE I /4 Section 24, T30N, R1 9W, Town
of St. Joseph, and as further described in the attached document.
Based on the following findings:
1. The parcel is in the rural planning area and is an appropriate use.
2. The proposed use is consistent with minimum lot size requirements in the rural planning
area.
3. The request is consistent with the surrounding neighborhood, countryside or terrain.
4. The proposed use has a potential to adversely impact stormwater management that can be
easily managed.
5. The proposed use has a potential to adversely impact water resources with sedimentation
resulting from erosion that can be easily managed.
6. The proposed use has minimal potential to adversely impact shoreland areas or wetlands
and closed depressions located in shoreland areas.
7. The proposed use has the potential to adversely impact closed depressions or wetlands but
can be easily managed.
8. The proposed use is consistent with restricting development on slopes in excess of 20 %.
9. The proposed use is consistent with policies to preserve woodlands, prairie remnants,
unique open spaces, or environmental corridors.
10. The proposed.use-is generally consistent or not in conflict with the St. Croix County
x;os' Natural Resourdes Management Plan.
.:;; The,request,is consistent with the spirit and intent of applicable County Land Use
_Ordinances.

THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting
in regular session, that the parcel identified as 45.11 + acres in the NWI /4, NE1/4 and the SW1/4
NE1 /4 Section 24, T3 ON, R19W, Town of St. Joseph, and as described in the attached document, is
hereby rezoned from Agricultural to Agricultural Residential.
