Section 17.72 Rezoning Amendments

St. Croix County, Wisconsin
The St. Croix County Board of Supervisors does ordain as follows:
WHEREAS, Tom and Renee Patnode applied to St. Croix County Planning and Zoning
Department to rezone 37.33 + acres in the SE'/ of Section 19, T28N, R19W, Town of Troy, from
Agricultural to Agricultural Residential; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on the
rezoning request on June 21, 2006 in the St. Croix County Agricultural Center in Baldwin,
Wisconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee considered all written
information and verbal testimony presented at the hearing, and made the following findings in
support of the request:
1. The Town of Troy has recommended approval and identified that the
proposed use is in compliance with WSS 91.77.
2. The parcel is in the rural planning area and is an appropriate use.
3. The proposed use is consistent with minimum lot size requirements in the
rural planning area.
4. The request is consistent with the surrounding neighborhood, countryside or
terrain.
5. The proposed use has a significant potential to adversely impact stormwater
management but can be designed to control runoff.
6. The proposed use has the potential to adversely impact water resources with
sedimentation resulting from erosion which can be managed.
7. The proposed use has minimal potential to adversely impact shoreland areas
or wetlands and closed depressions located in shoreland areas.
8. The proposed use has minimal potential to adversely impact closed
depressions or wetlands.
9. The proposed use is generally consistent or not in conflict with the St. Croix
County Natural Resources Management Plan.
10. With limitations, the request is consistent with the spirit and intent of
applicable County Land Use Ordinances. When considering a land division,
approving authorities should place limitations on access routes and densities
in order to protect steep slopes over 30% and unique characteristics associated
with the environmental corridors that exists on the site.

THEREFORE, the following described parcel is hereby rezoned from Agricultural to Agricultural
Residential:
Commencing at the East' / corner east of said Section 19;
Thence North 89 °22'42" West, along the north line of the NE 1 /4 of the SE 1/4, a distance of
1328.56' to the east line of the NW 1 /4 of the SE ' /4 and the point of beginning of the land to be
described:
Thence South 00 1 28'43" West, along said east line, a distance of 1308.70' to the south line of
said NW %4 of the SE 1 / a:
Thence North 89 °17'43" West, along said south line, a distance of 1324.42' to the easterly right -
of -way line of County Trunk Highway "F", as described in Volume 484, Page 154, recorded in
the Registrar of Deeds, St. Croix County, Wisconsin;
Thence North 00 °50'46" West, along said easterly right -of -way line, a distance of 73.83';
Thence North 26 °04'41" East, along said easterly right-of-way line, a distance of 220.76';
Thence North 00 °50'46" West, along said easterly right -of -way line, a distance of 203.67';
Thence North 01 °29'43" East, along said easterly right -of -way line, a distance of 395.14';
Thence North 40 °54'20" West, along said easterly right -of -way line, a distance of 133.46';
Thence North 01°29'43" East, along said easterly right -of -way line, a distance of 335.30' to the
north line of said NW 7 /4 of the SE' /4;
Thence South 8922'11" East, along said north line, a distance of 1328.52' to the point of
beginning.
SAID PARCEL COTAINS 1626208 SQUARE FEET OR 37.33 ACRES MORE OR LESS,
AND IS SUBJECT TO ANY EASEMENTS OR RESTRICTIONS OF RECORDS.
