ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM AGRICULTURE TO AG- RESIDENTIAL
ORDINANCE NO. (%b ( aooS)
WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning and
Zoning Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on
the rezoning request of DENNIS & JANICE JOHNSON & JOYCE PETERSON on January 12,
2005, in the St. Croix County Government Center in Hudson, Wisconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee having considered all
written information and verbal testimony presented at the hearing, and finding that the request
meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following
described land:
2.08 +/- acres in the NE' /4 of the NW '/4, Section 19, T31 N -RI 7W, Town of Stanton.

Based on the following findings:
1. The parcel is in the rural planning area and is an appropriate use.
2. This site consists of an existing home, garage and three outbuildings surrounded by some
woods and open land.
3. There are no areas with limitations for Private Onsite Wastewater Treatment Systems
(POWTS).
4. The entire site has probable sand deposits. The site does not have probable gravel deposits.
5. The site has access to a town road to the north, 210 Avenue.
6. Surrounding land uses include open land to the south and east and small acreage residences
or parcels to the north and west.
7. Surrounding zoning is exclusive ag to the south and east and ag residential to the north and
west.
8. Proposed use is one residential site of three acres.
9. Potential development is one residential site.
10. The applicant states the existing house on this site is a nonconforming use on a commercially
zoned lot. There would be no change to the existing use.
11. Rezoning both of these parcels would make a non - conforming commercial lot a conforming
residential lot.
12. The Town of Stanton has reviewed the rezoning and recommends approval after considering
§91.77 in making their decision.
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting
in regular session, that the 2.08 -acre parcel in the Town of Stanton is now rezoned from Agriculture
to Ag- Residential.
