HomeMy WebLinkAboutOrdinance 2005 (687) ORDINANCE AMENDING CHAPTER 17 ST. CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AGRICULTURE TO AG-II ORDINANCE NO. ' 3 � c C) S 1 WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning and Zoning Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on the rezoning request of TODD AND LORI GRAF on March 30, 2005, in the St. Croix County Government Center in Hudson, Wisconsin; and WHEREAS, the St. Croix County Planning and Zoning Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: 40 -acres of land located in the SE 1 /4 of the SW 1 /4 of Section 3, T29N - R16W, Town of Baldwin, Wisconsin. Based on the following findings: 1. The parcel is in the rural planning area and is an appropriate use. 2. The request is consistent with rural planning area policies. 3. The request is consistent with Land Use policy 1, consistent character in surrounding land use. 4. The request is consistent with Development Design policy 5, residential development buffered from conflicting uses. 5. The request is consistent with surrounding zoning districts. Surrounding zoning includes a mix of agriculture, ag/residential and agriculture II districts. 6. Environmental corridors or sensitive wildlife management areas do not limit the site. 7. Adequate access to the site exists off of 100 Ave. to the south and 245th St. to the east. 8. The Town of Baldwin has recommended approval of the rezoning and states that the rezoning does comply with Wisconsin Statutes Chapter 91.77 and the Town Comprehensive Plan. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the 40 -acre parcel in the Town of Baldwin is now rezoned from Agriculture to Ag -II.
