ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM AGRICULTURE TO AG- RESIDENTIAL

WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning and
Zoning Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on
the rezoning request of MARTHA ROHL FAMILY TRUST on August 3, 2005, in the St. Croix
County Government Center in Hudson, Wisconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee having considered all
written information and verbal testimony presented at the hearing, and finding that the request
meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following
described land:
231.94 +/- Acres located in the E' /Z of the NW' /o and part of the S' /2 of the S 1 /z of Section
12 and part of the N 1 /z of the N' /2 of Section 13, T28N -R19W, Town of Troy (See
attached)
Based on the following findings:
1. The Town of Troy has recommended approval and identified that the proposed use is in
compliance with WSS 91.77.
2. The proposed use can comply with standards in the Land Use, Subdivision and Sanitary
ordinances.
3. The parcel is in the rural planning area and is an appropriate use.
4. The request is consistent with the surrounding neighborhood, countryside or terrain.
5. The proposed use has minimal potential to adversely impact water resources with
sedimentation resulting from erosion.
6. The proposed use has minimal potential to adversely impact shoreland areas or wetlands and
closed depressions located in shoreland areas.
7. The proposed use has minim potential to adversely impact closed depressions or wetlands.
8. The proposed use is consistent with the spirit and intent of the ordinance.
9. The impacts associated with development can be mitigated through proper engineering and
design approved through the subdivision approval process.
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting
in regular session, that the 231.94 +/- acre parcel in the Town of Troy is now rezoned from
Agriculture to Ag/Residential.

LEGAL DESCRIPTION OF ROHL AG ZONING
A parcel of land located in the Southeast Quarter of the Northwest Quarter, the
Northeast Quarter of the Southwest Quarter, the Southwest Quarter of the Southeast
Quarter and the Southeast Quarter of the Southwest Quarter, all in Section 12,
Township 28 North, Range 19 West; also the Northeast Quarter of the Northwest
Quarter, the Northwest Quarter of the Northeast Quarter and the Northeast Quarter of
the Northeast Quarter, all in Section 13, Township 28 North, Range 19 West; all of which
lies in the Town of Troy, St. Croix County, Wisconsin; described as follows:
Beginning at the northeast corner of said Section 13; thence along the east line of said
Northeast Quarter of the Northeast Quarter S00 °00'08 "E a distance of 1314.52 feet to
the southeast corner thereof; thence along the south line of said Northeast Quarter of
the Northeast Quarter and said Northwest Quarter of the Northeast Quarter
S89 0 23'35" W a distance of 2629.04 feet to the southeast corner of said Northeast
Quarter of the Northwest Quarter; thence along the south line thereof S89 a
distance of 751.21 feet to the centerline of County Trunk Highway "U "; thence along said

of a 12631.21 foot radius curve, concave easterly, with a central angle of 03 0 51'28 ", a
