CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AGRICULTURE TO AG- RESIDENTIAL ORDINANCE NO. - 7 &4 (R60s) WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning and Zoning Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on the rezoning request of JOHN HILSEN on July 27, 2005, in the St. Croix County Agricultural Center in Baldwin, Wisconsin; and WHEREAS, the St. Croix County Planning and Zoning Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: 83.7 + /- acres located in the SE' /4 of the NW '/4, the NE I/4 of the SW '/4, the SE 1 /4 of the SW 1 /4,all in Section 11, T30N -R19W, Town of Somerset (See attached) Based on the following findings: 1. The Town of Somerset has recommended approval and identified that the proposed use is in compliance with WSS 91.77. 2. It appears that the proposed use can comply with standards in the Land Use and Sanitary Ordinances. 3. The parcel is in the rural planning area and is an appropriate use. 4. The proposed use is consistent with minimum lot size requirements in the rural planning area. 5. The request is consistent with surrounding neighborhood, countryside or terrain. 6. The request is not in conflict with the policy to protect or preserve agricultural land. 7. The request is not in conflict with the goal to preserve agricultural land for crop productin, scenic values, and wildlife habitat. 8. The proposed use is consistent with the spirit and intent of the ordinance. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the 83.70 +/- acre parcel in the Town of Somerset is now rezoned from Agriculture to Ag/Residential.
