ST. CROIX COUNTY LAND USE ORDINANCE
REZONING LAND FROM AGRICULTURE TO AG- RESIDENTIAL

WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development
Committee to act in all matters pertaining to county planning and zoning; and
WHEREAS, the St. Croix County Board has established the St. Croix County Planning and
Zoning Committee; and
WHEREAS, at the request of the County Board this Committee is to review petitions, hold
public hearings, and present its recommendations for rezoning requests to the County Board for
action; and
WHEREAS, the St. Croix County Planning and Zoning Committee held a public hearing on
the rezoning request of EMMETT AND MARGARET LANGNESS on March 30, 2005, in the
St. Croix County Government Center in Hudson, Wisconsin; and
WHEREAS, the St. Croix County Planning and Zoning Committee having considered all
written information and verbal testimony presented at the hearing, and fording that the request
meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following
described land:
130.32 Acres in part of the NW 1 /4 of the NE 1 / a and part of the NE 1 /4 of the NE 1 / a and the
SW 1 /4 of the NE 1 /4, and the SE 1 /4 of the NE 1 /4, all in Section 35, T30N -R19W, Town of St.
Joseph (,See attached legal deseri to .ion)
Based on the following findings:
1. The parcel is in the rural planning area and is an appropriate use.
2. The request is consistent with rural planning area policies.
3. The request is consistent with surrounding zoning districts. Surrounding zoning includes a
mix of agriculture, ag/residential and conservancy districts.
4. The Town of St. Joseph has recommended approval of the rezoning states that the rezoning
does comply with §91.77 and the Town Comprehensive Plan.
5. If the entire property is developed an east -west connection between Bass lake Road and 80
Street would be created. A possibility would exist to extend Lemar Lane.
6. With proper mitigating measures, development of the property can be consistent with plan
goals 1,2 and 3 to protect and improve groundwater quality, surface water quality and to
protect and improve fish and wildlife habitats.
THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting
in regular session, that the 130.32 +/- acre parcel in the Town of St. Joseph is now rezoned from
Agriculture to Ag- Residential.
