MAP OF SURVEY
LOCATED IN THE NE' 4 OF THE NE' AND THE SE14 OF THE NE?4 OF SECTION 17,
T31 N, R18W, TOWN OF STAR PRAIRIE, ST. CROIX COUNTY, WISCONSIN.
DESCRIPTIONS: SURVEYOR'S NOTES
Description 1 - 217th Avenue lying west of 100th Street and east of Squaw Lake. 217th Avenue is
located in the NE 14 of the NE 14 of Section 17, T31N, R18W, Town of Star Prairie, St. Croix County,
Wisconsin. This portion of 217th Avenue contains approximately 29,787 square feet (0.68 acres) to
the ordinary high water mark of Squaw Lake.
Description 2 - Lot 1, Block "A" of the plat of Wigwam Shores Addition. Said lot is located in the NE
of the NE 14 and the SE 14 of the NE 14 of Section 17, T31 N, R18W, Town of Star Prairie, St. Croix
County, Wisconsin. Said Lot 1, Block "A" contains approximately 24,807 square feet (0.57 acres) to
the ordinary high water mark of Squaw Lake.
Description of those lands owned by the Town of Star Prairie lying east of Shore Drive and west of
100th Street; further described as follows:
NOTE A:
It appears that the plat of Wigwam Shores Addition was intended to go to the north line of the
SE 14 of the NE 14 of Section 17. However, based on a section subdivision using the guidelines
from the B.L.M. Manual of Instruction 1973, the plat includes lands in the NE 14 of the NE 14 of
Section 17. The monumentation found at the site was the best available evidence of the
14 boundary locations for the parcels involved in this survey.
Commencing at the NE Corner of said Section 17; thence S00035'12"E 1313.79' along the east line
of the NE 14 of said Section 17 to the point of beginning; thence continuing S00°35'12"E 491.35'
along said east line to the north line of that Certified Survey Map recorded in Volume 12, Page 3514
of Certified Survey Maps in the St. Croix County Register of Deeds; thence N88020'02"W 314.28'
along said north line to found 1.125" iron pin on the east right-of-way line of Shore Drive (recorded as
Tepee Trail); thence N00037'15"E 197.04' along the east right-of-way line of Shore Drive to a found
2.373" outside diameter iron pipe; thence continuing along said east right-of-way line of Shore Drive
NO3°05'22"W 292.50' to a found 2.375" outside diameter iron pipe on the southerly right-of-way line
of 217th Avenue; thence S88046'22"E along said southerly right-of-way line and an easterly
extension thereof 322.82' to the point of beginning, containing 154,166 square feet (3.54 acres), more
or less and being subject to any easements, restrictions or covenants of record.
NOTE B:
The plat of Wigwam Shores Addition was completed in 1958. There was a survey completed on
the lands that lie between 100th Street and Shore Drive in 1966. It is apparent that the surveyor
assumed the monumentation found on the north side of the property was on the actual "40" line.
The property was then laid out according to that found monumentation. The north - south
distances on this map are 7' - 8' greater than those shown on the map from 1966. After
searching the deeds of record as well as the Certified Survey Maps that have been completed
south of the subject property, I have concluded that the south line of the property as shown on
this map is in it's correct position. There is no indication of an intended gap between the
properties and because only some of the original monumentation was found, I used the found
1.125" iron pins along the south line of the parcel as the southern boundary. There are no gaps
or overlaps as a result of using these found markers.
NOTE C:
The right-of-way line shown on this map may be different than other reaps done prior to the
early 1990's. 100th Street was "straightened" sometime in the early 1990's. This would result in
differing right-of-way lines based on the current location of the road. The right-of-way is
typically 33' either side of centerline unless otherwise noted or recorded.

Star Prairie Town Board, I have surveyed, mapped and described the lands shown hereon in
accordance with official records and chapter A -E7 of the Wisconsin Statutes and that this map
and these descriptions are a true and accurate representation of that survey.
