MAP OF SURVEY
LOCATED IN THE NE14 OF THE SE14 OF SECTION 1, T31N, R18W. VILLAGE OF STAR PRAIRIE AND BEING ALL
OF LOT 7, BLOCK "F" AND PART OF JERDEE AVENUE (PLATTED AS LAKE STREET) OF THE ORIGINAL PLAT
OF THE VILLAGE OF STAR PRAIRIE, LOCATED IN ST. CROIX COUNTY, WISCONSIN.
DESCRIPTION:
A parcel of land located in the NE 14 of the SE 14 of Section 1, T31 N, R1 8W, Village of Star Prairie, and Lot 7, Block "F" and part of Lake
Street (now Jerdee Ave.) the Original Plat of the Village of Star Prairie, St. Croix County, Wisconsin, further described as follows:
Commencing at the E'4 Corner of said Section 1; thence S1 9040'45"W 1348.98' to the northeast corner of the property to be described
herein, said point of beginning is located on the west right-of-way line of Main Street (Bearings referenced to the east line of the SE 14
of said Section 1. Line bears S00°33'39"E, St. Croix County Coordinate System): thence S00043'02"E 154.75' along said west
right-of-way line of Main Street to a found 1.3" outside diameter iron pipe; thence S89005'07"W 288.85' to a found 1.3" outside
diameter iron pipe on the easterly meander line of the Apple River; thence along said easterly meander line N040271 0"W 155.05';
thence N89°05'07"E 298.95' to the point of beginning, containing approximately 51.480 square feet (1.18 acres) to the ordinary high
water mark of the Apple River and being subject to any easements. restrictions or covenants of record. NOTE. Any lands below the
ordinary high water mark of a navigable lake or stream is subject to the public trust in navigable water's that is established under article
IX, section 1 of the state constitution.
SURVEYOR'S CERTIFICATE
I, Joseph W. Granberg, Professional Land Surveyor, hereby certify that by the direction of Christopher and Louise Marinack, I have
surveyed, mapped and described the lands shown hereon in accordance with official records and chapter A -E7 of the Wisconsin
Statutes and that this map and description are a true and correct representation to scale of that survey.

NOTE "A"
The building at the southeast corner of Block "F" was constructed in the very early 1900's (1903 ?). Because there were not many
setbacks during the early years. it was very common for people to build right up to or very close to the right-of-way lines of the roads.
The south line of the building is within 1.5' of the distance given on the original plat from the south line of Lot 7 to the south end of the
block. Even though there were no surveys of record on file at the county surveyors office / land information office, there had been
some previous survey work completed on this block. The previous survey work and found monumentation seems to fit the original plat
distances very well. The found monuments and written descriptions were used as the basis of this survey. The fact that the old
building at the southeast corner of the block fits so closely is simply further evidence that the found monumentation was set by an
actual surveyor even though no previous maps were located.
NOTE "B"
The 1" outside diameter iron pipe found at the location indicated is above ground approximately 8". Typically surveyors will set the
markers either flush with the ground or slightly above ground by an inch or so. There is no record of a survey that indicates where this
marker came from. There were no other markers found to substantiate it's position. It does appear to be on the westerly right-of-way
line of Main Street.
NOTE "C"
It is apparent that at the time the original plat of the Village of Star Prairie was completed (1870) that the centerline of Lake Street
(Jerdee Ave.) was the "40" line. Both Block "C" and Block "F" indicate that the north line of the plat may be the "40" line but it is not
labeled as such. The "40" line according to proper section subdivision as noted in the Manual of Instruction 1973 is shown on sheet 1
of this survey as the "actual" 40 line. There is a 16' - 22' discrepancy between the "actual" 40 line and the centerline of Lake Street as it
is platted. The property descriptions that reference the "40" line (directly or indirectly) are subject to ambiguities because it is unclear
where the measurements are taken from. Blocks "C" and Block "F" of the original plat has written corrections on the northerly lots of
both blocks. The correction to those lots can be found in Miscellaneous Records, Volume 2, Page 31 in the St. Croix County Register
of Deeds. This correction was filed by the original surveyor April 8th, 1896 and actually makes Blocks "C" and "F" shorter than
originally platted.
SURVEYOR'S REPORT
Block "F" of the original plat of the Village of Star Prairie did not have any maps on file that would indicate that there was survey work
done on this block other than the original plat from 1870. However, it is apparent that, at some point, a surveyor had completed work
within this block but either had not filed a map or the map may have been misplaced. The survey markers that were found on the block
in conjunction with the deeds of record were used to recreate Block "F". The subject property was marked in accordance with the other
markers found on the block and the deeds of record.
