Community Development staff have reviewed the Land Use Permit application for co -location class
2 on an existing tower and installing related equipment at the base of tower located at the
property listed above. Staff finds that the project meets the applicable provisions pursuant to
Section 15.365 Mobile Tower Siting and has been conditionally approved based on the following
findings:
1. Approval of this land use permit includes the addition of cellular facilities to an existing
tower.
2. All proposed facilities meet the required setbacks and height requirements for towers in the
R-2 zoning district.
3. According to the submitted structural analysis, the existing tower has the capacity to
structurally support the proposed facilities, and the proposed facilities will meet structural
and electrical standards.
4. Maximum height of the tower and area for accessory utilities will remain the same.
5. The landowner lease agreement was included in the land use permit submittal (Document
*991170 with the St. Croix Register of Deeds). This approves the tenant to execute all land
use applications, permits, licenses, and other approvals on the property owners' behalf.
Based on these findings, approval of the Land Use Permit is subject to the following conditions:
1. The components shall be installed according to the engineered plans received in the
application.
2. Once this project is completed, contact this Department to finalize the permit file.
3. If there is reason to believe this structure and/or facilities are a safety risk, the permit
holder may be required to perform an inspection by a registered engineer and provide a
copy of the report to the Zoning Administrator within 60 days of noticed by St. Croix
County pursuant to Chapter 15.365 5.i.

This approval is subject to the conditions listed above; it does not allow for any additional
construction, or structures beyond the limits of this request. Your information will remain on file at
the St. Croix County Community Development Department.
It is your responsibility to ensure compliance with any other local, state, or federal permitting or
regulations, including contacting the Town of Somerset to see if any additional permits are needed.
This permit is valid for one year, with the possibility of up to two (2) six-month extensions. Where
the conditions of this permit are violated, the Zoning Administrator may revoke the permit.
