The parcel is in the rural planning area and is an appropriate use. 2. The parcel is not identified on the potentially productive agriculture map. 3. The entire site is identified on the primary environmental corridors map. County Board Minutes November 27, 2001 4. The proposed residential use of the land is appropriate. It is separated from the neighboring commercial uses by site characteristics. 5. The site does not meet the standards of the County Plan for commercial use. 6. If rezoned, the owners should be aware of limitations of development on steep slopes and roadway standards. 7. The area is in proximity to some existing development. There are smaller acreage farms and homes surrounding the site and a subdivision to the north. 9. Some of the parcel's terrain is not suitable for extensive development because of steep slopes and the wetland. 10. The area is located in the southern part of the town. 11. The land in the area is not good for farming and there is increasing development around the area. 12. The request generally conforms to the County Plan.
