Ingress/egress easement- the easement in the description for the property in Document 1121160 is unretraceable with conflicting calls and dimensions that do not fit with any field measurements. A new proposed description has been prepared and it is recommended that it be executed with the adjoiner to the north (Weeks) to correct and clarify the ingress/egress for the property. 2. "Gap" Area- An area 50' wide exists between the boundaries of the property hereon and Lot 77 of Park View Estates Third Addition. It is unclear if this was an intentional omission or an error/oversight during the initial land divisions. Quit claim from the original subdivider or quiet title action is recommended if clear title to the "Gap" area is sought.
