CROIX COUNTY GOVERNMENT CENTER, HUDSON, WI July 25, 2007 Supervisors: Wally Habhegger, Lois Burri, Stan Krueger and Gene Ruetz, Ron Troyer Staff: Kevin Grabau, Alex Blackburn Guests: Brian Meyer, Jon Sonnentag Chair Habhegger called the meeting to order at 7:00 p.m. The next committee meeting will be August 14 at 8:30 a.m. in Hudson. Action on previous minutes: none The public hearing notice was acknowledged for the record. REZONING APPLICANT: Neil and Mary Jo Wilcoxson LOCATION: NEl /4 ofNW' /4 Sec. 1, T28N, RI 9W, Town of Troy ADDRESS: 691 Mary Jo Court, Hudson REQUEST: to rezone approximately 39.89 + /- acres from Agricultural to Ag- Residential pursuant to Section 17.72 of the St. Croix County Zoning Ordinance. Chair Habhegger opened the public hearing at 7:03 p.m. Grabau reviewed the staff report. Jon Sonnentag of S & N Land Surveying presented maps showing the area to be rezoned. Krueger inquired about a temporary cul -de -sac on the south end of the property. With no additional comments, Habhegger closed the public hearing. Motion by Krueger to approve the rezoning amendment for this parcel based on staff findings. Motion 2" by Troyer and carried unanimously. WAIVER FROM LAND DIVISION REGULATIONS APPLICANT: Brian and Theresa Meyer LOCATION: NWIA of NWl /4, Sec. 4, T31N, R19W, Town of Somerset ADDRESS: 431 Polk St. Croix Road, Somerset REQUEST: To reduce setback from the road from 100 feet to 50 feet, pursuant to section 13.1 OB of the St. Croix County Land Division Ordinance. Chair Habhegger declared the public hearing open at 7:17 p.m. for this waiver request. Blackburn reviewed the staff report. Habhegger asked about the size of the garage to be built. Brian Meyer answered that he plans to add a 20 -foot garage addition on the north side of the house. Meyer showed the project plan for the house and garage. For safety reasons the owner has talked to the Town regarding adding on the west side of the driveway. This would also allow space to drive into the new garage. Habhegger inquired about the distance to the next residence. Meyer replied that his grandfather owns 80 acres west and south of his property. 1 With no additional comments, Habhegger closed the public hearing. Responding to a question by Krueger, Blackburn stated that the County Highway Department does not have authority over this issue. Motion by Krueger, 2 "d by Ruetz to approve the waiver request pursuant to 13. l OB of the St. Croix County Land Division Ordinance, road setback reduction based on the staff recommendation and the findings identified in the staff report.
