PLANNING AND ZONING COMMITTEE
ST. CROIX COUNTY GOVERNMENT CENTER, HUDSON, WI
April 25, 2007
Supervisors: Wally Habhegger, Lois Burri, Stan Krueger and Gene Ruetz were present.
Ron Troyer was absent and excused.
Staff. Kevin Grabau.
Guests: Louis Filkins, Larry Bauer
Chair Habhegger called the meeting to order at 7:03 p.m. The next meeting for this committee will be May
8, 2007 at 8:30 a.m. at the Government Center in Hudson. Motion by Burri, 2nd by Ruetz to adopt the
agenda. Motion carried.
Minutes for approval: none
The public hearing notice was acknowledged for the record.
REZONING
APPLICANT: Larry and Mary Bauer
LOCATION: SE' /4 ofNE1 /4, Sec. 27, T28N, RI 9W,
Town of Troy
ADDRESS: 163 So. Glover Road
REQUEST: to rezone 38.1 + /- acres from Agricultural to Agricultural- Residential, pursuant to Section
17.72 of the St. Croix County Zoning Ordinance
Grabau presented the staff report. The owners are requesting to rezone the property for creation of one lot now
and subdivide the remaining property in the future. Staff recommends that the Committee approve the rezoning
amendment.
Louis Filkins, Ogden Engineering, reviewed the preliminary certified survey map showing the creation of lot 1 which
contains the conservation easement as required in the Town of Troy. The remainder of the land is outlot 1 and lot 2.
Mr. Bauer wishes to sell lot 2 to his son. Rezoning is step one and creation of the CSM is step two. Possible further
property division in the future would be step three. This property is in the River Falls extraterritorial zone and was
approved by the City of River Falls.
Motion by Krueger to approve the rezoning based on staff recommendations #2 and #3 and contingent upon receipt of
the 9177 findings from the Town of Troy. Motion 2 nd by Burri and carried.
