Klaes 1662 CT1E --- Somerset, WI 54025 RE: House remodeling, Town of Somerset, St. Croix County Dear Ms. Klaes: You have requested the Zoning Office to review your remodeling/addition project for compliance with the state sanitary code (COMM 83). When remodeling or adding onto a dwelling you are required to examine whether or not the construction involves an increase of wastewater. It is my understanding that you are adding a three - bedroom structure over the existing basement. Since there is an addition to the structure resulting in the increase in number of bedrooms and/or an increase in total structure size of at least 25 %, the septic system will need to be evaluated to determine if the system is adequately sized for the structure served. Section 83.055 (3)(b)(2) states: Increased wastewater load in dwellings results from an increase in the number of bedrooms from construction of any addition or remodeling which exceeds 25% of the total gross area of the existing dwelling unit. On October 6, 1999, Adam Schumaker inspected your septic system and performed a soil boring adjacent to the existing drainfield. The system was noted as functioning properly and no surface water was evident. Records of the sanitary permit were not located in the Zoning Office. Mr. Schumaker also sized the drainfield and inspected the septic tank. Mr. Schumaker identified the drainfield as an 18 x 50 foot bed system. According to Mr. Schumaker the septic system is functioning properly at this time and is installed in adequate soils. To prolong the life of the system, remember to have the septic tank pumped once every three years or when the tank becomes 1/3 full of sludge and scum. Other efforts to prolong the life of the system could be as simple as fixing or replacing plumbing fixtures with water conserving fixtures, reducing shower time, washing dishes when the dish washer is full, avoid using a garbage disposal, using a wash machine with a suds saver feature, etc. Therefore, the prolonged life of this system may be dependent upon proper maintenance of the system. The property owner has met all the requirements of COMM 83.055 and can proceed to obtain a building permit for the proposed house addition. Should you have any questions, please contact this office.
