Proper maintenance consists of pumping out the septic tank every three years or sooner, if needed by licensed septic tank pumper. What you put into the system can affect the function of the septic tank as a treatment stage in the waste disposal system. St. Croix County residents may be eligible to receive a grant for a maximum of 60% of the cost of replacement of a failing system, which was in operation prior to July 1, 1978. The St. Croix County Zoning Ordinance allows 2 farm related residences on an exclusive ag- zoned tract of land that existed under "common contiguous ownership" on the date that the Town of Baldwin adopted exclusive agriculture zoning. The Town of Baldwin adopted exclusive agriculture zoning on March 8, 1983, the 1982 plat book indicates that the N1 /2 of the NE 1 /4 (80 acres) was contiguous ag land owned by Al Cronk; in addition, their was a 152 acre parcel located adjacent and to the north of this property owned by A.C. Cronk. For the purposes of this letter the zoning department is assuming that the 152 -acre parcel was under different ownership. Should you or the Town wish to research the deeds further and come to the determination that the same party owned the 152 -acre parcel to the north on March 8, 1983 this determination would change. The zoning department has concluded that the 80 -acre parcel is eligible for 2 agricultural residences. The east 40 acre was rezoned to Ag II in 2000 and a CSM was recorded March of 2000. The NW '/4, NE ' /4 thus is eligible for two farm residences. Please note you may not be able to subdivide the residences as I recall that the Town of Baldwin subdivision ordinance only allows two lots to be split in five years — the two lots split on the Ag II property to the east appear to have been granted that eligibility.
