GENERAL NOTES.• 1) Bearings shown hereon are based on the North line of Lots 17 and 18 ST. CROIX VENTURES INDUSTRIAL PARK, which is assumed to bear S89°55'12"E. 2) Monuments have been found or set at all major corners of the boundary and indicated on this survey. 3) Surveyed property address - Per Title Commitment, Parcel A - 1400 Swasey Street, Hudson, WI 54016, Parcel B and C - 1600 Beaudry Boulevard, Hudson, WI 54016, Parcel D - 1450 Swasey Street, Hudson, WI 54016, Parcel E - 1300 Industrial Str, et, Hudson, WI 54016 4) Per FEMA Flood Insurance Rate Map Number 55109CO328E with an effective date of March 16, 2009, surveyed property is located in Zone X, areas of minimal flooding. Areas determined to be outside 500 -year floodplain determined to be outside the 1% and 0.2% annual chance floodplains. 5) Surveyed property contains ±581,387 Sq. Ft. (.113.35 acres). 6) Per zoning letter provided by Mike Johnson, AICP, Community Development Director, properties occupied at 1400 Swasey Street, 1300 Industrial, & 1600 Beaudry Boulevard, known as St. Croix County tax parcels 236-1680-07-000, 236-1761-01-016, 236-1761-01-017, and 236-1761-01-018 are located within the 1-2, General Industrial Zoning District while 1450 Swasey Street, also known as St. Croix County tax parcel 236-1680-01-018 is located within the I-1, Light Industrial Zoning District. All properties have a comprehensive land use designation of Industrial. Adjacent zoning districts include B-2 to the north, 1-2 to the east and south, PUB to the south, and I-1 to the south and west. 7) There are no Certificates of Compliance that have been applied for or issued for these properties. A Variance was approved in 1997 at 1450 Swasey Street to allow a side yard setback of 5 feet. A Conditional Use Permit was issued in 1996 and 1999 at 1300 Industrial Street and 1400 Swasey Street respectively to permit a trucking terminal with trailer parking. We are unaware of any building code violations, outstanding violations, non-compliance, or non -conforming items or pending zoning actions or building permits on the properties at this time. Dimensional requirements in the 1-1, Light Industrial Zoning District include the following as noted in City of Hudson Municipal Code Chapter 255- Attachment 2: -Front yard setback = 40 feet -Rear yard setback = 20 feet -Side yard setback (interior) = 20 feet -Side yard setback (street) = 40 feet -Building height maximum = 60 feet -Maximum allowable lot coverage = 80% Dimensional Requirements in the 1-2, General Industrial Zoning district include the following as noted in City of Hudson Municipal Code Chapter 255 -Attachment 2: -Front yard setback = 80 feet -Rear yard setback = 40 feet -Side yard setback (interior) = 20 feet -Side yard setback (street) = 40 feet -Building height maximum = 60 feet -Maximum allowable lot coverage = 801'. Parking requirements are specific to the active land use on the premises as well as any permits approved in the past. As a trucking terminal with a conditional use permit on record, the parking requirements as noted in Municipal Code Chapter 255-48(H)(5)(b) states: "Warehouses and wholesale establishments and related accessory offices: five plus one for every one employee in the largest working shift." The conditional use permit for 1300 Industrial Street further outlines that no on -street parking of cabs or trailers is permitted. 8) Existing buildings on the surveyed property, dimensioned as shown. COUNTY, WISCONSIN GENERAL NOTES (CONANUED)- 9) Above ground utilities have been field located as shown. Underground utilities shown hereon are those which were field marked by utility companies responding to Diggers Hotline, Inc., Ticket Nos. 20223521343, 20223520060, 2022352017, 20223520061, 20223520119, dated 8/25/22 or were taken from utility plans provided by the City of Hudson. No other utility locator was coordinated by the Surveyor. All underground locations shown hereon are APPROXIMATE. Prior to any excavations or digging, contact Diggers Hotline, Inc. for an on-site location (1-800-242-8511). However, lacking excavation, the exact location of underground features cannot be accurately, completely, and reliably depicted. In addition, Diggers Hotline, Inc. and other similar utility locate requests from surveyors may be ignored or result in an incomplete response. Where additional or more detailed information is required, the client is advised that excavation may be necessary. 10) At the time of this survey, there was no observable evidence of earth moving work, building construction or building additions within recent months. 11) At the time of this survey, there were no changes in street right-of-way lines either completed or proposed, and available from the controlling jurisdiction. There was no observable evidence of recent street or sidewalk construction or repairs. 12) Plottable offsite (i.e., appurtenant) easements or servitude's disclosed in documents provided to or obtained by the surveyor are shown hereon. 13) Per Schedule B, Part II Exceptions of the previous listed Title Commitment: Items 1-12, 19 and 20 - Not survey related and/or not plottable. 13 Item 13 - Public or private rights in such portion of the subject premises as may be presently used, laid out or dedicated in any manner 0 whatsoever, for street, highway, and or alley purposes.
