PUBLIC HEARING NOTICE
The St. Croix County Board of Adjustment has scheduled a public hearing for Thursday,
January 27, 2005 at 8:30 a.m. at the Government Center, 1101 Carmichael Road, Hudson,
Wisconsin, to consider the following appeals to the St. Croix County Zoning Ordinance.
The Board will view each site in question, after which the Board will deliberate and vote on
the appeals.
1. ARTICLE: 1) Special exception permit request to operate an existing
commercial business known as Somerset Auto Salvage in the
Commercial District pursuant to Section 17.18(l).
2) Special exception permit request to continue operation of an
existing junk and salvage yard on lands currently zoned
Ag/Residential pursuant to Section 17.15(l)(i).

MINUTES
PLANNING AND ZONING COMMITTEE
ST. CROIX COUNTY GOVERNMENT CENTER, HUDSON, WI
January 25, 2005
Supervisors: Jan Zoerb, Brian Hurtgen, Lois Burri and Wally Habhegger were present. Buck Malick was
absent and excused. Staff. David Fodroczi, Deb Murphy, Alex Blackburn, Bob Bezek, Ellen Denzer
Chairperson Zoerb called the meeting to order at 9:00 a.m. Agenda adopted.
Major and Minor Subdivisions

The committee recessed from 11:00 a.m. to 11:10 a.m.
Bills/Invoices: The December 2004 bills in the amount of $295,328.46 and the revenue in the amount of
$33,863.00 was approved by Chairperson Zoerb.
Violations and Citations: The committee reviewed the Code Enforcement Report.
Rezoning Schedule: The committee scheduled a rezoning hearing for February 23, 2005 at 7:00 pm at
the Government Center in Hudson for the following requests: Marvin Utecht/Jason Bostrom (Baldwin) —
Ag/Residential to Ag and Clarence Morten (Somerset) — Ag to Ag/Residential.
Ordinance Amendment Process and Timeframe: Staff presented a timeline for the process to be
implemented for the ordinance amendments to the Sanitary and Zoning ordinances, the Riverway and
Floodplain ordinances and the Land Division ordinance. Discussion held on the proposed timeline. It was
decided that the Land Division ordinance would have a timeline that went through April 12 and then
after public input, the committee will decide where to go from there. The committee would like County
Board adoption in March for the Sanitary and Zoning ordinance and a possible May adoption for the
Riverway and Floodplain ordinances. The committee will hold informational meetings on the Land
Division ordinance the weeks of March 14 and 21". The committee will look at the first week of April
to meet with the LWCD Committee and the Transportation committee.
Motion by Zoerb, seconded by Burri and carried to approve the timeliness as created today for distribution
to the public.
Closed Session: Pursuant to Wisconsin Statutes 19.85(1)(c ) to consider performance evaluation date of
a public employee over which the committee has jurisdiction, Planning and Zoning Director.
Motion by Burri, seconded by Hurtgen to go into closed session. Roll call vote: Hurtgen, yes; Burn, yes;
Zoerb, yes, Habhegger, yes.
Chair Zoerb declared the meeting adjourned at 1:30 p.m.
