THIS LEASE, made and entered into this day of 191 by and between St.Croix County, State of Wisconsin, for its successors and, assigns, hereinafter called the lessor, and the STATE OF WISCONSIN, DEPARTMENT OF ADMINISTRATION, hereinafter called the lessee; WITNESSETH, The parties hereto for the considerations hereinafter mentioned covenant and agree as follows: 2. The lessor hereby leases to the lessee the following described premises, viz: (legal description to be inserted) 3. TO HAVE AND TO HOLD the said premises with their appurtenances for the term beginning Date of Occupancy, and ending three years from the Date of Occupancy. 4. The lessor shall furnish to the lessee, during the occupancy of said premises, under the terms of this lease,'; the following® Zoning appropriate for the proposed use as a correctional facility and right for ingress and egress to the above described property from S. The lessee shall pay.the lessor for the premises rent at the following rate: One Hundred Dollars ($100.00) per annum or the potential loss from ASCS, whichever is greater, in advance on the °fir st day of each year during the term. 6. The lessee does hereby covenant, promise and ,agree to pay, the rent in the manner hereinbefore specified, and to duly comply with all other provisions of this lease at the time and in the manner herein provided® 7. The lessor does hereby covenant, promise and agree to.duly carry out the various obligations and 'duties imposed upon it at the time and in the manner called for by this lease. 8. Notice in writing referred to herein shall not be construed to mean personal notice, but such notice may be given in writing, by registered mail, addressed to the Lessor or Lessee at its last known address, and such notice shall be deemed to be given at the time when the same shall be thus mailed. 9. This lease is subject to the availability of funds for the payment of rentals. -1- 10, Lessee shall have the right to construct any improvements on or to the land as well as the right to place property on the demised premises at its own cost• Lessor shall not be responsible for costs of improvements or extension of utilities to the demised premises. 11. At least 180 days in 'advance of. the termination of the three year term of this lease, Lessor may contact Lesse . e to renegotiate any of the terms and conditions of this lease® This contact shall serve as notice to Lessee thatthisLease, unless renegotiated, will terminate at the conclusion of three year period of time. Should Lessor either fail to contact Lessee or elect to not contact Lessee prior to the . said 180 day period, this three year lease shall be I automatically renewed under the same terms and conditions fora new three year period.,of time.
