Staff finds that the project meets the applicable provisions pursuant to Section 15.365 Mobile Tower Siting and has been conditionally approved based on the following findings: 1. Approval of this land use permit includes the addition of cellular facilities to an existing tower. 2. All proposed facilities meet the required setbacks and height requirements for towers in the R-2 zoning district. 3. According to the submitted structural analysis, the existing tower has the capacity to structurally support the proposed facilities, and the proposed facilities will meet structural and electrical standards. 4. Maximum height of the tower and area for accessory utilities will remain the same. 5. The landowner lease agreement was included in the land use permit submittal. This approves the tenant to execute all land use applications, permits, licenses, and other approvals on the property owners' behalf. Based on these findings, approval of the Land Use Permit is subject to the following conditions: The components shall be installed according to the engineered plans received in the application. Once this project is completed, contact this Department to finalize the permit file. If there is reason to believe this structure and/or facilities are a safety risk, the permit holder may be required to perform an inspection by a registered engineer and provide a Max Erickson max.erickson@sccwi.gov (715-531-1909) copy of the report to the Zoning Administrator within 60 days of noticed by St. Croix County pursuant to Chapter 15.365 5.i. This approval is subject to the conditions listed above; it does not allow for any additional construction, or structures beyond the limits of this request.
