CROIX COUNTY, WISCONSINSURVEYOR'S REPORT:A survey of the property hereon was commissioned at the request of Georgia Krusell During the courseof the survey, a large body of evidence was reviewed to make a boundary determination.Survey evidence south of this property includes a 1974 Survey by Francis Ogden, a 1996 Surveyby Larry Murphy, and a survey conducted in 2010 by Tim Freeman. A number of the monuments shownon the Ogden, Murphy and Freeman surveys were located. It appears that these three surveys agree witheach other in defining the limits of a number of parcels south of the surveyed property. I performed asurvey for Jeanne Aronopolous in 2011 in agreement with these surveys. All aforementioned surveys giveeach parcel it's recorded width by deed and keep boundaries parallel.A survey map, prepared on August 26, 1936 by Banister Engineering Company, showsmonuments placed for the division of Outlot 249. This survey was unrecorded prior to the 2011 surveybut is now on file with St. Croix County.A field search for mouments in parcels 10-17 of the Banister survey was conducted and a largenumber of monuments were located that appear to be from the unrecorded survey, along the former rightof way line of the railroad. No other monuments from the Banister survey were recovered west of theformer railroad. It does not appear that any subsequent surveyors (Ogden, Murphy, or Freeman) had access to thismap as none indicated finding these monuments. The monuments found from the unrecorded survey are inconsistent as to dimensions between each otherin latitude and would not give each parcel its recorded width.(Dimensions across the surveyed parcelwould vary by as much as 4 feet). Also of note is that no markers of any sort were in place next to thesemonuments to indicate landowner reliance on these monuments from the unrecorded survey.After consideration of all the evidence, the boundaries heron were established at using recordwidth and direction parallel to the prior surveys noted above by myself, Ogden, Murphy, and Freeman.This fits well with occupation in the area, and very well with a 2" iron pipe found on the north line ofOutlot 249.Monuments from the unrecorded survey were not used to establish north-south position due toinconsistency in latitude.These monuments were however used in reconstruction the location of the former railroadcenterline. This location fits well with the cut and fill slopes of the old railroad bed, as well asinformation from Carroll Grubb's affidavit. The location of the railroad from Harvey Johnson's CertifiedSurvey Maps and the plat of Hazel Crest in this area do not fit well with the railbed or the monumentsfrom the 1936 survey. It appears there may have been computation errors in the Johnson surveys.Area "A" hereon represents the overlap between Johnson's Certified Sruvey Maps and the truelocation of the former railroad centerline.
