This description contains 46,693 square feet (1.072 acres) more or less and is subject to any easements, restrictions or covenants of record. SURVEYOR'S REPORT No title work or title report were supplied to G & S Land Solutions for this survey. The description from quit claim deed recorded in Doc. No. 1161306 was used as the basis for this survey. On that quit claim deed it calls out a parcel 258.7' X 207.8' as being part of the subject property. It is apparent by the language in the deed and the fact there is not survey of record on file for this parcel, that no survey work was done to determine what the exact dimensions of the parcel actually were. Also, the 258.7' X 208.7' parcel includes much of Lot 1 of C.S.M. recorded in Vol. 4, Pg. 1058. This indicates an overiap in the descriptions. In addition to the discrepancies in the quit claim deed itself there appears to be at possible lack of documents for a portion of Lot 1 of C.S.M. recorded in Vol. 4, Pg. 1038. La Venture "apparently" deeded a parcel of land to the Town of St. Joseph for the fire hall that existed to the north of the subject property. I w/as not able to obtain the deed for that parcel but because the last said C.S.M contains lands south of the north line of the SW >4 of the SE %, LaVenture must have deeded these lands to the township at some point. ALSO: the east line of the west 258.7' of the North 208.7' would be located approximately 4' - 5' east of the fence and C.S.M. line. There was an iron pipe found that actually fits the 258.7' distance quite well. The origin of this pipe and the one 5' west of it, are unknown. However, I believe the intent of the 258.7' X 208.7' description was to include ownership of everything north of Lot 1 of C.S.M. recorded in Vol. 4, Pg. 1058 by extending the east line of Lot 1 north up to the actual "40" line, except for that portion occupied by Lot 1 of C.S.M. recorded in Vol. 4, Pg. 1038.
