This application has been conditionally approved based on the resubmitted site plan set dated September 6, 2023 and the following findings of fact for the site and the project: • The project is located in the town of St. Joseph and is under town zoning authority and is in the Shoreland Overlay District of Bass Lake. • Leading Edge Contracting, LLC., will serve as the general contractor and manager for this project. • The extent of the project consists of modification of a nonconforming principal structure (single-family dwelling), new private on -site wastewater treatment system, reconstruction of an accessory structure, construction of a new accessory structure, reconstruction of the driveway, construction and reconstruction of patios, reconstruction of a deck, pedestrian access to the waters of Bass Lake, and landscaping. • A permit to install a private on -site wastewater system has been submitted and is under review. • The submitted planet meets the prescriptive requirements listed in Chapter 16 Shoreland Zoning of the St, Croix County Code of Ordinances, including stormwater management and erasion and sediment control plans meeting Wis. Admin Code NR 151, subchapter III and DNR technical standards respectively. Based on these findings, conditional approval of this Land Use Permit shall be granted with the following: 1) An on -site pre -construction inspection shall be completed by Department Staff after all erosion control measures and best management practices are in place and prior to any site preparation activites. 2) All excavation activites shall be protected with dual silt fences, 6 feet apart, between said activities and the ordinary high-water mark. (715) 386-4742 3) The patio under the deck shall not extend encroach upon the existing setback of the ordinary high-water mark. 4) The pedestrian access may be extended from the proposed path to the lower patio. 5) THE SOIL TESTED AREA FOR THE PRIVATE ON -SITE WASTEWATER TREATMENT SYSTEM SHALL NOT BE DISTURBED UNTIL INSTALLATION OF THE POWTS IS COMPLETED AND INSPECTED. 6) An on -site final inspection shall be scheduled prior to the expiration of this permit, once all of the exterior features shown on the submitted planset are completed. 7) The applicant shall secure all necessary local, state or federal approvals for this project. 8) Any future use that may occur within this approved structure shall be subject to standards listed in any future zoning district for which this property may be zoned, regardless of the list of approved uses for the current R-2 Residential zoning district. 9) The permit does not allow for any additional construction, structures, or buildings beyond the limits of this application. Failure to comply with the standards listed herein shall result in the revocation of this land use permit and may result in citiations and issuances of fines pursuant to Section 16.445 Land Use Permits. This permit does not grant any modifications to property not included in the initial scope as submitted in the application. This permit is valid for one year, with the possibility of up to two (2) six-month extensions it the applicant submits the appropriate permit extension fee and documentation to the Zoning Administrator. A copy of the Land Use Permit placard should be submitted to the town's local Building Inspector upon applying for town building permit(s). The orange placard shall be posted on thejobsite and visible from public view. The proposed project includes modification of the existing structure with the finished product being a 4-bedroom home with Scar attached garage.
