A Class II notice was published in the Star Observer on October 5, 2023 and October 12, 2023, establishing a public hearing on October 19, 2023 at 5:00 PM with the St. Croix County Community Development Committee (CDC) in the St. Croix County Government Center Board Room, 1101 Carmichael Road, Hudson, Wisconsin. Ordinance No. 919 (2023) AMENDING THE COMPREHENSIVE ZONING ORDINANCE SECTION 26, TOWNSHIP 28N, RANGE 16W, TOWN OF EAU GALLE - REZONING 3.15 ACRES FROM R-1 RESIDENTIAL ZONING DISTRICT TO R-2 RESIDENTIAL ZONING DISTRICT 1 The St. Croix County Board of Supervisors does hereby ordain as follows: 2 3 The St. Croix County Code of Ordinances, Land Use and Development, for the County of St. 4 Croix, Wisconsin, is hereby amended by rezoning the following property: 5 6 A parcel of land located in the NW ¼ of the NW ¼ of Section 26, T28N, R16W, Town of Eau 7 Galle, St. Croix County, Wisconsin, further described as follows: 8 9 Commencing at the NW corner of said Section 26; thence S87°46’55”E 123.85’ along the north 10 line of the NW ¼ of said Section 26 to the point of beginning of the lands to be described herein; 11 thence continuing along said north line S87°46’55”E 416.74’ to the westerly right-of-way line of 12 the former Chicago, St. Paul , Minneapolis and Omaha Railway; thence S19°24’52”E 35.45’ to 13 the northerly line of Lot 1 of Certified Survey Map recorded in Volume 18, Page 4694 as 14 Document number 752907 in the St. Croix County Register of Deeds office; thence 15 N87°47’10”W 164.92’ along said north line to the west line of said Lot 1; thence S00°06’14”E 16 380.05’ along said west line to the southeast corner of that private driveway easement recorded 17 in Volume 2497, Pages 260-267 in the St. Croix County Register of Deeds office; thence 18 southwesterly along the south line of said easement 125.92’ along the arc of a 163.40’ radius 19 curve concave to the southeast whose chord bears S68°47’23”W 122.83’; thence continuing 20 along the south line of said easement S46°42’52”W 186.94’; thence continuing along the south 21 line of said easement southwesterly 113.64’ along the arc of a 150.80’ radius curve concave to th 22 the northwest whose chord bears S68°18’19”W 110.97’ to the easterly right-of-way line of 250 23 Street; thence S89°53’46”W 33.00’ to the west line of the NW ¼ of said Section 26; thence 24 N00°06’15”W 190.78’ along said west line to the south line of those lands described in 25 Document number 1081555; thence N89°53’45”E 140.25’ along said south line to the east line 26 of said lands; thence N00°06’15”W 219.95’ along said east line; thence S89°53’45”W 16.50’ 27 along said east line; thence N00°06’15”W 225.99’ along said east line to said north line of the 28 NW ¼ and the point of beginning. This description contains 153,023 square feet (3.513 acres) 29 more or less and is subject to any easements, restrictions or covenants of record. 30 31 From R-1 Residential Zoning District to R-2 Residential Zoning District. 32 33 The official zoning map of the Town of Eau Galle on file in the Community Development 34 Department shall be amended in accordance with this ordinance. 35 36 This ordinance shall be effective upon passage and publication as provided in Wis.
