MINUTES
St. Croix County Planning, Zoning and Parks Committee
May 21, 2003
St. Croix County Agriculture Center, Baldwin, Wisconsin
Committee members present: Supervisors Art Jensen, Lois Burri, Veronica Anderson, Jan Zoerb
and Linda Luckey. Staff present: Rod Eslinger and Deb Zimmermann
Chairman Jensen called the meeting to order at 7:00 p.m. A motion was made by Burn,
seconded by Anderson and carried to adopt the agenda. The next meeting is scheduled for May
27, 2003 at the Government Center in Hudson.
Jensen explained the hearing process and opened the hearing.
Gerald and Laurel Falde/ Wildwood View, Inc.: Eslinger read the notice into the record. The
request is to rezone approximately 5 +/- acres of land from Ag/Residential to Commercial.
Location: The NE' /4 of the SE 1 /4, Section 35, T28N -R16W, Town of Eau Galle
Laurel Falde, one of the applicants, explained that they have an existing commercial site that
houses three mini storage units. They constructed two more units on what they believed to be
commercial property, but found out later, that it is zoned Ag/Residential. Falde stated that they
think the surveyor made an error when this was rezoned in 1994, as they thought this land was
part of the original rezoning.
Eslinger went over the staff report and the maps of the property with the Committee. Staff
would recommend that the only area to be rezoned should be the area where the new mini
storage units are located, not the entire five acres. The applicant will need to obtain a new special
exception permit to allow the expansion of the commercial site. A discussion was held on
getting a new survey for the boundary of the entire commercial site if this rezoning is approved.
A lengthy discussion was held on how much property would need to be rezoned for the two
additional mini storage units, and the driveway. The committee directed the staff to visit the site
and determine how much land would need to be rezoned to make the site compliant.
Motion by Zoerb, seconded by Anderson and carried to table this request until the exact amount
of land to be rezoned to include the driveway and the two additional mini storage units is
determined. This will be placed on the next available agenda.
