1. Conditional Use Request for Contractor Storage Yard - Zuccone / EVP Landholdings - Town of Somerset
Kevin Grabau, Land Use Specialist gave the staff report. Town of Somerset approved this request at their December meeting. Spaniol asked for clarification of staff
recommendation number six. Miller asked about tank for oil spills and such. Grabau clarified each answer for the board. Niccum no displays along the street - no vehicles along the highway.
In favor: Jim Zuccone, EVP landholdings and Evolution Power Sports owner, No outdoor storage of business related equipment. Semi-trailer and other trailers and equipment will be stored
on back side of building out of sight from road. No driving of vehicles around property - to test drive their own vehicle and to test drive the equipment you fix also. Niccum and Miller
both asked about driving on the property. Niccum - display - trailers and new vehicles - would like to have flexibility to have a vehicle or two out front of the building. Niccum asks
about basic business - mostly side by side parts we manufacture a lot of parts in Phoenix and add accessories to vehicles. We sell software for these vehicles all over the world. Not
turning in to a yard sale. Spaniol asks for a limited number 3-4 side by sides and 2 snowmobiles possibly? Town Board noted that they are respectful neighbors. Niccum performance exhausts
- but they are designed that most of their exhausts are quiet. Not necessary that they are loud in the testing they do. They can be but they don't have to be. European automotive quality
exhausts. Our customers are beyond desire to want loud, they want fast. Concerned neighbor about noise. Starting construction as soon as possible. complete by August. Schalla asks about
wording to include to drive on property. We want flexibility for customer to unload or reload vehicle, drive in parking lot so they know it is correct. Will not allow ripping around
property for liability reasons.
No one opposed.
Site visit - straightforward application. No site visit.
Recommendation number 6. Instead of no driving could we change to minimal - to include loading, unloading and minimal test driving. Under 12 vehicles - shall not exceed 4 or 6 units.
Grabau will change findings and recommendations. Semi and company owned vehicles behind building not out near highway. Business equipment will be stored behind building. Display 4-5
vehicles in front of building and then company owned equipment stored in rear of building away from highway.
Close public hearing at 9:13AM
Motion to approve this CUP with amended conditions - Miller as presented with exception number outside and co owned equipment and vehicle driving on property. Display up to 6 vehicles
total out front. Hauling equipment in back of building away from the highway. And allow vehicles to be driven for the purposes of loading, unloading and test driving. Niccum - limited
number of vehicles running around of ATVs and side by sides running around the property - concern noted. Schalla - talks
about driveways being asphalt - is there a big gravel area? Spray down the actual properties to the west. Miller -this permit belongs to the business itself and property.
Spaniol - there will be limited driving of customer-owned sport vehicles on the property to include loading and unloading and minimal test driving added as condition 9
condition 10 - Miller - company owned vehicles will be stored behind the building and a maximum of 6 display vehicles in front during approved business hours.
MOTION: to approval Schalla to approve the permit as amended. second Spaniol. Unanimous.
