A parcel of land located In the NW 1/4 of the SE H and the SW 1/4 of the SE % of Section
33, T31N, R16W, Town of Cylon, St. Croix County, Wisconsin, further d^ribed as
follows:
Commencing at the S Corner of said Section 33; thence S89°55'16"E 554.80' along
the south line of the SE K of said Section 33 to the southeast corner of Lot 1 of Certified
Survey Map recorded in volume 17, page 4537 in the St. Croix County Register of Deeds
office, this being the point of beginning of the parcel to be described herein; thence
N00°iri6"W 757.51' along the east line of said Certified Survey Map to a found 1"
outside diameter iron pipe; thence N89°48'37"E 100.00'; thence N00°11'23"W 499.00';
thence S89°48'37"W 239.57' to the east line of that property described in document
number 489287 in the St. Croix County Register of Deeds office; thence N00°00'27"E
49.65' along said east line to the northeast corner of said property; thence N89°59'33"W
q 70.99' along the north line of said property (being also the north line of the SW H of the
!^ SE H) to the southeast corner of of that property described in document 1164353 in the
St. Croix County Register of Deeds office; thence N00°23'26"W 233.43' along an
easterly line of said property to a northeasterly corner of said property; thence

to the southerly right-of-way line of the Wisconsin Central, Ltd. Railroad; thence

NO TE: There are issues
with the Conley deed as
described in document
number 677930. The first
issue is that the description
does not close
mathematically. Because of
the lack of closure, it leaves
uncertainty (ambiguity) as
to what was intended for
the boundaries. Based on
the lands being occupied by
Conety and what I believe
was the intent of the
description, I have assumed
the intendaj south, east
and north boundaries for
the Conely property to be
as shown hereon. These
boundaries fit most of the
distances on the Conely
deed but there was some
"assumption" regarding
what was intended verses
the way the lands were
described. In addition to
the lack of mathematical
closure, the deed
description left a gap
between the north end of
the Conely parcel and the
property to the west. There
was no previous survey of
the Conely property and the
drafter of the deed was
Conely himself. This may
explain why there is no map
of the property and why
there are multiple mistakes
in the deed description.
