Subject: Expanding warehouse-026-1045-80-000
Dear Mr. Fagerland:
This letter confirms zoning approval according to the plan you have submitted. On September 28, 2001, we discussed
your intent to expand your current warehouse to allow for additional cold storage of finished product. You have
supplied the Zoning Department with a drawing that shows the proposed warehouse addition attached to the existing
warehouse. The addition will be 72-feet by 102-feet (7,400 sq. ft). I have reviewed your proposal with the Zoning
Director.
Staff finds that the proposal to expand the cold storage warehouse at this location meets the spirit and intent of the St.
Croix County Zoning Ordinance for the following reasons:
• The parcel is zoned Commercial.
• Prism Plastics received a special exception from the St. County Board of Adjustment in 1999 to operate its
business from the parcel.
• This addition is a minor expansion.
• The existing and proposed structures comply with the County setback standards for a Class D Highway (town
road).
• The warehouse expansion is for the cold storage of finished product.
• The proposal does not include additional employees.
• All "new" exterior lighting must be illuminated downward along the building.
• Walters Buildings are working on the design and state submittal.
This approval does not include the addition of employees, and/or signage. Future expansions may be required to
address onsite storm water management.
You are responsible to obtain a building permit from the town. Please contact Warren Bader at 246-5448 regarding
the procedure for obtaining a building permit.
The property must remain in a neat and orderly manner. Any solid or hazardous waste must be disposed of properly.
