Subject: Expanding warehouse storage Parcel #026-1011-70-003 lot 1 CSM 5/1471
Dear Mr. Jameson:
This letter confirms zoning approval according to the plan you have submitted. On September 28, 2001, we discussed
your intent to expand your current warehouse to allow for additional storage capacity for carpet rolls. You have
supplied the Zoning Department with a drawing that shows the proposed warehouse addition attached to the existing
warehouse. The addition will be 25-feet by 50-feet.
Staff finds that the proposal to expand the carpet warehouse at this location meets the spirit and intent of the St. Croix
County Zoning Ordinance for the following reasons:
• This parcel was created was approved by the St. Croix County Planning, Parks and Zoning Committee on
September 21, 1984.
• The parcel was zoned Commercial in October 17, 1984.
• This property is approximately 1.0 acre.
• The Carpet Center has been located at the site since 1985.
• In 1985, the County's Commercial District identified this business as a permitted use.
• The existing structure meets the County setback standards for a Class B Highway (state).
• The warehouse expansion is for the storage of carpet padding, ceramic tile, plywood underlayment, laminate
flooring, and rolls of carpet.
• The proposal does not include additional employees.
• All "new" exterior lighting must be illuminated downward along the building.
• Walter Buildings are working on the design and state submittal.
This approval does not include the addition of employees, and/or signage. Future expansions may be required to
address onsite storm water management.
You are responsible to obtain a building permit from the town. Please contact Warren Bader at 246-5448 regarding
the procedure for obtaining a building permit.
The property must remain in a neat and orderly manner. Any solid or hazardous waste must be disposed of properly.
