Please find enclosed an administrative land use permit for your project. This permit allows you to complete the project as submitted. This permit has been issued with the following conditions: • Notify the Zoning Office 3 days prior to the commencement of the project and upon the completion of the project. • Permit is valid for one year from the issuance date. • Obtain a town -building permit prior to the commencement of the project. Please contact Ed Schachtner, Chairperson for the Town of Somerset at 715-247-5982 or Brian Wert, Building Inspector at 715-386-5279 to obtain the necessary building permits for the project. • Contact Brian Adams, Park Ranger with the National Park Service at 715-483-3284, ext. 629, regarding obtaining any necessary approvals for the project that pertain to the scenic easement tract 12-166. • Submit photos of the final construction to the Zoning Office. The plans as submitted are found to be in compliance with the provisions of the St. Croix County Zoning Ordinance and the Lower St. Croix River Valley District. Staff finds that the project meets the spirit and intent of the St. Croix County Zoning Ordinance (Lower St. Croix River Valley District) for the following reasons: 1. The structure was constructed prior to the enactment of the Riverway provisions and district. 2. The addition meets the bluffline, side yard and town road setback requirements. 3. The approval of this project will not affect the public health, safety and welfare of the residents of St. Croix County. 4. This approval will not change the character of the neighborhood. 5. The original house plans included a deck to be attached to the riverside of the house. 6. The site is well screened by existing vegetation. 7. The structure's exterior will be a brown earth tone, which will bend the structure in to its natural surroundings. 8. Grading is not necessary to repair and raise the structure. 9. The National Park Service had previously granted permission on September 15, 1977 to Mrs. Ardis Phillips to complete the deck. If the scope of the project changes, please contact the Zoning Office immediately so we can assess the project to ascertain if additional zoning permits or approvals are necessary.
