RE: Land -Use Permit Application (03LU13)
Dear Mr. Gin:
This letter confirms zoning approval according to the revised plans you submitted to the Zoning Office to
replace your deck within the existing footprint, expand your kitchen beneath into the existing porch area,
and add deck to serve an upstairs bedroom. Your residence is located at 171 Riverview Acres Road in the
Town of St. Joseph. Please find enclosed an administrative land use permit for your project. This permit
allows you to complete the project as submitted.
This permit has been issued with the following conditions:
• All of the existing vegetation shall be managed to maintain the essential character, quality and
density of existing growth on the property.
• Notify the Zoning Office 3 days prior to the commencement of the project.
• Contact the Zoning Office upon completion of the project to schedule a final site visit to verify
compliance with this approval.
• Permit is valid for one year from the issuance date.
• Obtain a town -building permit prior to the commencement of the project. Please contact Dwight
Farnham, Deputy Zoning Administrator at 715-549-5203 to obtain the necessary building permits
for the project.
• Submit photos, as taken from the river during the summer months, of the final construction to the
Zoning Office.
The plans as submitted are found to be in compliance with the provisions of the St. Croix County Zoning
Ordinance and the Lower St. Croix River Way District. Staff finds that the project meets the spirit and intent
of the St. Croix County Zoning Ordinance (Lower St. Croix River Way District) for the following reasons:
1. Single-family residences are a permitted use in the Lower St. Croix River Way District.
2. The reconstruction of the residence will not increase its nonconformity (structure does not meet the
bluffline setback).
3. The builder is proposing to use the existing foundation (footprint).
4. The structure's height conforms to the height requirements of the District.
5. The approval of this project will not affect the public health, safety and welfare of the residents of St.
Croix County.
6. The structure's exterior will be earth tone, which will bend the residence into the natural surroundings.
7. This approval will not change the character of the neighborhood.
8. The project requires minimal grading and grading activities will not take place on slopes greater than
12 %.
If the scope of the project changes, please contact the Zoning Office immediately so we can assess the
project to ascertain if additional zoning permits or approvals are necessary.
