RE: Land -Use Permit Application (03LU13)
Dear Mr. Gin:
Staff has reviewed the land -use permit application request to remodel your existing home at 171 Riverview Acres
Road. Staff needs additional information to complete our review.
To complete the review, you must submit the following information to the Zoning Office for the land -use permit
application:
1. Provide the exact dimensions of the existing ground deck on the riverside of the house.
2. Provide a drawing showing how the new addition (dining room and sitting room) and stairway from the
upper deck will be in the same footprint of the existing ground deck. Expanding the existing footprint of a
nonconforming structure is not allowed without a variance being granted by the St. Croix County Board of
Adjustment.
3. In exhibit 4 you show a deck that appears to encroach further into the bluffline setback Once again,
expansions into the setback area cannot be approved under this administrative review and will require a
variance.
4. Also shown in exhibit 4 is a hot tub on the riverside of the house. A hot tub does meet the definition of a
structure and is required to comply with the bluffline setback.
Please address points 3 and 4 above and submit a revised site plan.
The application will be reviewed once the requested information is received by the Zoning Department.
