ST. C R01X CNTY. RESOLUTION APPROVING `MOWN OF HUDSON REZONING FOR

1 WHEREAS, Doug Luchsinger owns 2.849 acres in the Town of Hudson, that is zoned
2 Residential; and
4 WHEREAS, the subject parcel is legally described as follows:

6 That part of the Northeast Quarter of the Northeast Quarter, Section 20, Township 29
7 North, Range 19 West, Town of Hudson, St. Croix County, Wisconsin, being parts of Lot 2 and
8 Lot 3 of Certified Survey Map, Vol. 29, Page 6662 as Document No. 1084645, described as
9 follows:

11 COMMENCING at the northeast corner of said Section 20; thence on an assumed
12 bearing of South 89 degrees 14 minutes 26 seconds West along the north line of the Northeast
13 Quarter of the Northeast Quarter a distance of 367.85 feet; thence South 00 degrees 30 minutes
14 38 seconds East a distance of 264.52 feet to the POINT OF BEGINNING; thence continuing
15 South 00 degrees 30 minutes 38 seconds East a distance of 342.57 feet to the former Right of
16 Way of the North Wisconsin Railway; thence easterly along said former Right of Way a distance
17 of 165.54 feet being a non -tangential curve concave to the north having a radius of 496.44 feet
18 and a central angle of 19 degrees 06 minutes 19 seconds and a chord which bears South 67
19 degrees 48 minutes 53 seconds East and a chord of 164.77 feet to the northerly Right of Way line
20 of the Union Pacific Railroad; thence westerly along said northerly line a distance of 386.75 feet
21 being a non -tangential curve concave to the south having a radius of 2,914.93 feet and a central
22 angle of 07 degrees 36 minutes 07 seconds and a chord which bears North 82 degrees 30 minutes
23 19 seconds West and a chord of 386.46 feet; thence North 16 degrees 45 minutes 00 seconds
24 West a distance of 249.73 feet to the former westerly right of way line of said North Wisconsin
25 Railway; thence northerly along said westerly line a distance of 323.90 feet along a non-
26 tangential curve concave to the east having a radius of 596.44 feet and a central angle of 31
27 degrees 06 minutes 55 seconds and a chord which bears North 03 degrees 30 minutes 50 seconds
28 West and a chord of 319.94 feet to the southerly Right of Way line of County Trunk Highway
29 "A"; thence easterly 109.08 feet along said southerly right of way line being a non -tangential
30 curve concave to the south having a radius of 604.79 feet and a central angle of 10 degrees 20
31 minutes 02 seconds and a chord which bears North 80 degrees 51 minutes 11 seconds East and a
32 chord of 108.93 feet; thence southerly 239.40 feet along a non -tangential curve concave to the
33 east having a radius of 496.44 feet and a central angle of 27 degrees 37 minutes 50 seconds and a
34 chord which bears South 02 degrees 46 minutes 43 seconds West and a chord of 237.09 feet;

40 WHEREAS, the owner has petitioned the Town of Hudson to rezone the subject
41 property from Residential to Industrial; and

42 WHEREAS, on January 7, 2025, the Town of Hudson Town Board held a properly
43 noticed public hearing to take public comment and to consider the recommendation of the Plan
44 Commission; and

46 WHEREAS, on January 7, 2025, the Town of Hudson Town Board approved the
47 rezoning application; and

49 WHEREAS, Wisconsin Statute § 60.62(3) states that in counties having a county zoning
50 ordinance no town ordinance amendment is effective unless approved by the county board; and

52 WHEREAS, St. Croix County has a zoning ordinance; and
53
54 WHEREAS, the St. Croix County Community Development Committee has reviewed
55 the proposed amendment and recommends approval.

57 NOW, THEREFORE, BE IT RESOLVED that the St. Croix County Board of
58 Supervisors approves the amendment to the Town of Hudson Zoning Ordinance described
59 above.
