ST. CROIX, C�'�L NTY. ORDINANCE AMENDING THE COMPREHENSIVE ZONING

RANGE 18 WEST, TOWN OF WARREN, 18.08 ACRES,
FROM R-2 RESIDENTIAL DISTRICT TO 1-1 INDUSTRIAL DISTRICT
1 The County Board of Supervisors of the County of St. Croix does hereby ordain as follows:

3 The St. Croix County Code of Ordinances, Land Use and Development, for the County of St.
4 Croix, Wisconsin, is hereby amended by rezoning the following described property:

6 Part of the Northwest Quarter of the Northeast Quarter and part of Government Lot 1 of Section
7 32, and part of Government Lot 1 of Section 33, all in Township 29 North, Range 18 West,
8 Town of Warren, St. Croix County, Wisconsin; including a part of Lot 4 of that Certified Survey
9 Map recorded in Volume 33 of said maps, Page 7422, as Document Number 1180191, in the
10 office of the St. Croix County Register of Deeds, described as follows:

12 Commencing at the North Quarter corner of said Section 32; thence along the north and south
13 quarter line of said Section 32, S00002'18"W a distance of 753.30 feet to the southwest corner of
14 Lot 3 said Certified Survey Map; thence along the northerly line of U.S. Interstate Highway "94",
15 on the arc of a curve, concave southerly, a distance of 292.18 feet, said curve having a radius of
16 23,133.31 feet and a chord that bears N87051'46.5"W for a distance of 292.18 feet; thence along
17 said right of way, S86°18'58"E a distance of 408.70 feet to the point of beginning; thence
18 continuing along said right of way, S86°18'58"W a distance of 113.13 feet to a meander line on
19 the southwesterly shore of West Twin Lake; thence along said meander line, N 41' 35' 42" E a

33 to the westerly right-of-way of 70th Avenue; thence southeasterly a distance of 71.37 feet along
34 said right-of-way, being the arc of a 96.00 foot radius curve, concave northeasterly, with a central

44 Highway "9411, S86°18'58"E a distance of 1941.52 feet to the point of beginning.
45 Together with lands lying between the meander line and shore of West Twin Lake, on a line
46 bearing N12°48'27"E from the point of beginning, and a line bearing N86°19'24"W from the end
47 of the described meander line. Containing 18 acres of land, more or less, to the shore of West Twin
48 Lake.

50 From R-2 Residential Zoning District to I-1 Industrial Zoning District

52 The official zoning map of the Town of Warren on file in the Community Development
53 Department shall be amended in accordance with this ordinance.

55 This ordinance shall be effective upon passage and publication as provided in Wis. Stat. § 59.14.
56 This ordinance shall not be codified.
