ST. CROIX COUNTY, WISCONSIN
WHEREAS, a tax deed issued to St. Croix County for Lot 9, Block "1" in the Village of
Cylon (Lot 9) was recorded on May 12, 1945; and
WHEREAS, Lot 9 has never been conveyed by the County; and
WHEREAS, on November 19, 1987, a quit claim deed to Lot 9 was given by Leona
Hansen to Wayne A. Piller; and
WHEREAS, Wayne A. Piller conveyed Lot 9 to Keith and Barbara Christopherson in
2000; and
WHEREAS, according to a letter dated February 15, 2002 from Attorney Thomas A.
McCormack to Corporation Counsel, it appears that: Lot 9 was omitted from a deed dated
September 30, 1950 from St. Croix County to Vilas and Leona Hansen that did convey
Lot 8, Block "1" in the Village of Cylon; the Hansens paid all real estate taxes on Lot 9
until it was conveyed to Wayne A. Piller, who paid all real estate taxes on Lot 9 until it
was conveyed to the Christophersons; the Christophersons have since paid all real estate
taxes and there are no delinquent real estate taxes on Lot 9 (a copy of the letter is
attached); and
WHEREAS, it is appropriate for the County to issue a quit claim deed to the
Christophersons to clear the title to Lot 9.
THEREFORE, be it resolved that Thomas Dorsey, County Board of Supervisors Chair,
and Sue E. Nelson, County Clerk, are hereby authorized and directed to sign the quit
claim deed attached hereto from St. Croix County to Keith Christopherson and Barbara
Christopherson for Lot 9, Block "1" in the Village of Cylon.

Dear Greg:
Pursuant to our telephone conference regarding the above
matter, please find enclosed the following:
1. Copy of my title opinion dated December 20, 2001 to
Karen Ostby at the First National Bank of Baldwin regarding
Lot 9, Block 1 in the Village of Cylon.
2. Proposed St. Croix County- Christopherson Quit Claim
Deed.
3. Copy of abstract entries 88, 89, 91, and 86 of River
Valley Abstract No. 4420.
For some reason, Lots 7 through 12 of Block 1 had not been
included in the abstract of title when the Christophersons
purchased that and contiguous property in June of 2000. When
that was discovered, we had the abstract recertified as to
Lots 7 through 12, to discover that, while the title to all
lots other than Lot 9 had been properly conveyed, Lot 9 had
never been conveyed from the County after its 1945 tax deed as
shown at entry 88.
