ORDINANCE AMENDING CHAPTER 17 ST. CROIX COUNTY LAND USE ORDINANCE REZONING LAND FROM AGRICULTURE TO AG-II ORDINANCE NO. 4 6 9 (a ao a") WHEREAS, the Statutes of the State of Wisconsin provide for a Planning and Development Committee to act in all matters pertaining to county planning and zoning; and WHEREAS, the St. Croix County Board has established the St. Croix County Planning, Zoning and Parks Committee; and WHEREAS, at the request of the County Board this Committee is to review petitions, hold public hearings, and present its recommendations for rezoning requests to the County Board for action; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee held a public hearing on the rezoning request of JOEL AND KATHY AFDAHL on February 20, 2002, in the St. Croix County Agriculture Center in Baldwin, Wisconsin; and WHEREAS, the St. Croix County Planning, Zoning and Parks Committee having considered all written information and verbal testimony presented at the hearing, and finding that the request meets the requirements of Wis. Statute 91.77, voted to approve a rezoning of the following described land: SEE ATTACHED Based on the following fmdings: 1. The land is in the rural planning area and is an appropriate use. 2. The site has one existing home, a small wooded area, open ground and tilled cropland. 3. Approximately 80% of the parcel is identified on the potentially productive agriculture map. 4. The parcel is not identified on the primary environmental corridor map. 5. An intermittent drainageway crosses the site. 6. The parcel has slight limitations for Private Onsite Wastewater Treatment (POWTS). 7. The surrounding land uses are a mix of large active farms and 40 -acre or smaller hobby farms. 8. The land around the parcel is zoned ag /residential to the east and west and exclusive ag to the north and both to the south. 9. The site is located on a County Road. 10. The proposed use of the land is three 20 -acre home sites. 11. Ag -II zoning would be somewhat compatible with the area. 12. The Town Board reviewed the rezoning and recommended approval with §91.77 findings. THEREFORE, BE IT NOW ORDAINED by the St. Croix County Board of Supervisors, meeting in regular session, that the 63 -acre parcel is now rezoned from Agriculture to Ag lI.
